Our customer is one of the leading FM and HVAC services providers in the UK with global coverage, seeking a Contract Manager to run one of their long-held commercial multi-tenant buildings in the City of London. This organization is responsible for planned and reactive maintenance to electrical, mechanical, and general building services systems within this building, man-management of a team of multi-skilled engineers, support staff, as well as liaison with specialist contractors to deliver a 5* service. Guideline salary for this position is up to £68,000 for the right individual, while the package comprises a car allowance (£5,000) as well as a discretionary bonus of up to 20%, and a standard company pension.
Day-to-day duties and responsibilities include but are not limited to:
1. Responsible and full accountability for operational service delivery, financial management (P&L), people management, compliance, and risk management.
2. Delivery of contractual commitments and monthly, quarterly, and annual reporting to the client.
3. Delivery of internal monthly reporting and presenting to senior stakeholders.
4. Evaluate applicable proposals and required changes to services identifying financial, personnel, and operational performance implications and improvements.
5. Responsible for contract strategic alignment and development, exploiting and securing all opportunities to deliver increased turnover and profitability.
6. Ensure succession planning arrangements are in place.
7. Ensuring business policies and processes are effectively communicated and implemented within the contract, with a key focus on QHSE, statutory legislation, Health & Wellbeing, and DE&I.
8. Engages executive involvement as needed to leverage the broader business to introduce new scope & business pricing, as part of delivering an integrated set of services.
9. Direct management and engagement of preferred/approved supply chain.
10. Sets and supports the overall strategic vision and delivers best-in-class operational service to help enhance the workplace experience.
11. Delivering complex projects and ensuring successful delivery.
12. Risk management – identify risk and adopt appropriate mitigation measures.
13. Compliance management – ensuring all activities comply with current statutory legislation.
Minimum Requirements:
While candidates do not need to be qualified in engineering, it is preferable, and any interested parties must have a demonstrable history of delivering M&E maintenance or TFM contracts within a commercial/corporate services environment.

1. Experience as an operational and service-focused leader in a similar role.
2. Possess a solid understanding of contract commercials.
3. Be innovative & have proven capabilities to develop & grow contracts/portfolio.
4. Experience interfacing at all levels throughout an organization.
5. Able to command credibility and can influence a broad range of stakeholders.
6. High level of personal credibility, customer relationship management, networking, and interpersonal skills.
7. Proven change management experience in the development & implementation of strategic plans.
8. Exceptional collaboration and community building skills.
9. Understanding of contracts and commercial models in the market.
10. Understanding of industry knowledge and trends.
Based in the City of London, the building comprises landlord services as well as some tenant/shared areas with tenants of the building being typical of the City, mainly financial/professional services firms. As such, the successful individual will be customer-focused and articulate, capable of delivering a strong service, be reachable and accountable with regular meetings, and drive a positive culture for the site-based team.
