As our Global Site Master Planning Manager (m/f/d), you'll support the Data Center expansion and construction projects across specific regions. This role is part of global expansion projects supporting peers in other regions.
What you will do
* Utilize technical expertise to assess and validate the suitability of potential sites, considering factors such as infrastructure, environmental impact, and regulatory compliance.
* Ensure that the constraints of each site are identified with documentary evidence for any limiting factors such as zoning plans and planning requirements.
* Engage with local planning consultants to assess the constraints of sites and align the test fits with the FSR, BCR and any other constraints the zoning and planning regulations require.
* Develop a system in which the development of test fits can be produced in a five-day period.
* Work with the construction teams and the consultants to solicit feedback on test fits.
* Work on the phasing approach with the construction teams to ensure test fits are developed in line with the investment decision and phased approach.
* Write scope of works for consultants to execute technical assessments, test fits, and reports.
* Assess proposals and evaluate them for completeness and manage all correspondence and invoices.
* Hold a site safety briefing ahead of site walks to ensure risks are discussed and protocols understood.
* Assess and draw conclusions from a wide range of real estate, engineering, construction, policy, planning, and business development considerations.
* Responsible for production of compliant test-fits for new sites using Sketchup, also use of CAD and other software to scale and dimension drawings for stage one test fit development.
* Ability to use technical drawings and scale drawings to develop test fit library for the global team.
* Contribute to the development of tools, processes, and procedures to enhance the efficiency and effectiveness of the site selection, test fits, and due diligence functions.
* Develop and manage long term relationships with internal stakeholders, key consultants, and external subject matter experts to ensure optimal performance.
What we are looking for
* Broad understanding of normal and abnormal concepts associated with Data Center site development at scale.
* Solid understanding of test fit development based on constraint identification and ability to develop a 3D model based on test fit parameters data.
* Ability to evaluate and assess initial vendor or real estate agent information packs and identify gaps.
* High-level knowledge of planning and permitting issues associated with large format industrial buildings (e.g., height restrictions, boundary setbacks, perimeter security, vehicle reticulation analysis, etc.).
* Ability to procure and build a database of exemplar scoping documents for technical site selection studies (e.g., topographical assessments, ground condition, environmental risk assessments, etc.).
* Familiarity with the concept of progressive de-risk and ability to compile, update and maintain RAG reports.
* University Degree in Construction, Architecture, Mechanical Engineering, Electrical Engineering, Building Engineering, Civil Engineering or equivalent.
* Demonstrated experience in CAD work on mission critical and/or similar hi-tech content M&E led industries (e.g., Pharmaceutical, Food and Drink manufacturing, Oil and Gas, Energy, etc.).
* International experience and outlook both in type of company (multi-national Consultant/Operator) and project experience.
* Clear and concise written and oral communication skills in English.
* Able and happy to travel within region and internationally up to 25% of working time.
