To work as part of the Estates management team and assist with all aspects of management of property portfolio, including interpretation of Memorandums of Occupation, licences, leases and tenancies. Formulation of tenancy proposals, liaising with Landlords and Tenants, understanding and disseminating service charge information and communicating with solicitors and stakeholders.
• The negotiation with landlords in respect of new leases.
• Active management of properties within the portfolio to maximize letting opportunities.
• The drafting of documents for use with tenants i.e. heads of terms for the granting of leases, licences and memorandum of occupation, advising, and seeking advice on all tenancy related matters for existing and new leases.
• Assist in the delivery of the Service and Estate Strategy providing advice and support in all property matters.
• To lead in identifying and negotiating acquisitions and disposals in line with the Trust's strategic direction.
• Be an affective member of the Estates and Facilities team, demonstrating a commitment to the Trust's strategic objectives and visions.

• Line management of the Estate Portfolio manager, agreeing annual objectives, holding regular appraisals and ensure that training needs are identified and development opportunities are offered as appropriate.

• The post holder will be office based but required to travel in response to Trust wide business areas.
• The postholder will have to carry equipment between sites and have a reasonable level of physical fitness, able to walk distances and stand for periods of times.
• The postholder will occasionally be involved for periods of prolonged concentration in the development of documentation relating to work practices and or procedures. They must be able to meet challenging deadlines and react to urgent and difficult situations.
• postholder must be able to influence, facilitate and manage change in a variety of environments.
• This is an office based role, which will require the post holder to regularly use a Laptop/VDU or PC.
• The postholder is required to use their own vehicle to travel to meetings across Hertfordshire.
• The postholder will be required to attend construction sites as part of their duties.
