Job Advertisement: Property Manager Location: Based in Leamington Spa and surrounding areas Working Pattern: Monday – Friday 09:00 – 17:30, and 1 in 2 Saturdays 09:00 – 15:00 Holiday Entitlement: 22 days plus Statutory Bank Holidays, rising with years of service Salary: Negotiable depending on experience, plus bonus and commission potential Reporting To: Head of Property Management Job Context: We are seeking a motivated and experienced Property Manager to join our team. The Property Manager will oversee all aspects of Property Management for Residential and Student Homes, ensuring safety standards, tenant satisfaction, and operational excellence are met. This is an exciting opportunity to work in a dynamic and fast-paced environment, managing a portfolio of properties and contributing to the growth and success of the business. Key Responsibilities: Assist in ensuring departmental targets are achieved in property management, focusing on safety and handling complaints. Manage your own portfolio of properties, maintaining high standards. Instruct maintenance and safety-related property attendance by contractors. Stay informed of changes to legislation and government regulations (including HMO regulations) and ensure compliance in all property activities. Build and maintain strong relationships with colleagues, clients, and landlords to meet expectations and resolve issues effectively. Promote high standards of property management in line with the company's vision. Coordinate and conduct property inspections and inventories, as required. Approve invoices for works and ensure necessary landlord approvals are obtained. Assist with key handling, particularly during seasonal trends such as summer student move-outs and move-ins. Adhere to operational policies, including Equal Opportunities, Confidentiality, and Health and Safety standards. Maintain Money Laundering and Data Protection standards. Work with the manager and directors to ensure business goals are met and company vision is realized. Other Duties: Undertake any other tasks as delegated by your line manager or senior team members. Key Skills and Experience Required: Essential: Proven experience in property management. Excellent interpersonal and communication skills with the ability to build strong relationships with tenants and landlords. Proactive, results-driven, and focused on delivering exceptional service. Highly organized, detail-oriented, and able to manage multiple tasks effectively. Proficient in property management software and Microsoft Excel. Flexibility to travel for work (own car required).
