Quantity Surveyor
A busy housing contractor have a requirement for an experienced Quantity Surveyor to join their commercial department managing budgets on housing developments across the North West region

My client are a growing business providing new build housing in the UK working closely with local councils, housing associations and registered landlords delivering affordable mixed tenure and high-quality private developments across the North West.
About Quantity Surveyor role
Reporting to the Commercial Director you will be responsible for delivering profitability through contractor procurement, cost planning and control on multiple projects ranging from £8m - £30m
Duties and responsibilities include:
Identify new Trade Contractor Partners and improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements
Implement purchasing and subcontractor initiatives and carry out periodic negotiations.
Tender for 'all risk' Road, Sewers and Plot works; Negotiate best value packages, Present for approval
Ensure completed developments are adopted by statutory authorities
Procure land remediation subcontract packages.
Pre-Start Planning - Provide commercial input into pre-start meetings, Coordinate pre-start presentation process
Maximise profitability through Partnership negotiation, Agree the content of build contracts with RSL clients
Produce feasibilities for land negotiations and update feasibilities through the planning process
Cost Planning - Produce detailed cost plan for inclusion within; Produce Site-start Budget;
Monitor all potential orders against 'Bible' costs and site start budget; Investigate commercial viability of all modern methods of construction
Generate accurate 'cost to complete' reporting
Monitor cash flow against predicted levels, advice production team on ways of regaining any slippage;
Carry out monthly valuations on site and generate subcontractor liabilities;
Produce a monthly commercial improvement report for each site, obtain management approval and implement
Produce monthly report on variations and manage non recoverable variations and day works.
Quantity Surveyor - Skills & Experience
Experience at a similar level working on housing developments
Knowledge of cost control systems and valuation reporting
Experience of managing Housing Association contracts
Ability to work under pressure and manage multiple projects
Degree in Quantity Surveying desirable
