Lettings Property Manager - Solihull - up to £27k basic + Commission

Our client, a leading independent multi-branch Lettings and Estate Agency, has established a solid reputation in the area over the years and is now seeking a motivated professional to join their expanding Lettings department in Solihull. Main Duties:
1. Portfolio Management: Oversee a diverse portfolio of properties, ensuring they meet the highest standards of service.
2. Communication: Act as the primary point of contact for landlords, tenants, and contractors. You will handle property maintenance requests, coordinating necessary actions swiftly and effectively.
3. Property Inspections: Conduct regular property inspections and provide comprehensive feedback reports to landlords.
4. Legal Compliance: Ensure that all legal requirements are consistently met, keeping rental agreements and compliance regulations up to date.
5. Tenancy Renewals: Manage the renewal arrangements for rent recovery policies and tenancy agreements, ensuring a smooth transition for all parties involved.
6. End-of-Tenancy Liaison: Guide both tenants and landlords through the end-of-tenancy process, addressing any queries and facilitating a seamless handover.
7. Utility Management: Communicate with utility providers and local councils at the start and end of tenancies to ensure all accounts are settled appropriately.
Essential Skills Required:
1. Lettings Experience: A strong background in property lettings is essential.
2. Customer Service Excellence: Demonstrated ability to deliver exceptional customer service to landlords and tenants alike.
3. Organizational Skills: Ability to manage multiple tasks efficiently, prioritizing workloads to meet deadlines.
4. Problem-Solving Skills: Proactive in identifying challenges and implementing effective solutions promptly.
5. Articulate Communication: Excellent verbal and written communication skills to clearly convey information and foster positive relationships.
6. IT Literacy: Comfortable using various software and digital tools to aid in property management.
7. Driving License: A full UK driving license and access to a car are necessary for this role.

Working Hours: Monday to Friday 9am - 5.30pm and one in four Saturdays 9am - 3.30pm
