Job Title: Property Warden Company: Remus Management Ltd Hours: 35 hours Per Week (Monday to Friday 8:00am 4:00pm) Location: Sunnyhill Court, Poole Type of Employment: Full Time, Permanent This is a live-in position About this Role: As a Property Warden, you will play a pivotal role in the safety, security and smooth operation of our managed buildings and grounds. You will be responsible for the day-to-day management of Sunnyhill Court. You will maintain the safety and security of the building and address any issues that arise, while acting as a key point of contact for residents. Some Responsibilities and Goals youll own: To maintain contact with residents and each morning call on any who require a daily wellbeing check. To provide a link to other support such as relatives, neighbours, doctors, domiciliary welfare services etc. and obtain help as required. To keep an up-to-date list of lessees, together with the names, addresses and telephone numbers of the next of kin and their doctors. To stimulate and where appropriate organise leisure activities with the residents and particularly the use of the common areas. To co-ordinate, supervise and co-operate with all contractors to ensure a high standard of maintenance. Care of the communal areas i.e. residents lounge, bin stores, storerooms, lifts, laundry rooms etc. To be responsible for the security of the building and its contents. To ensure that all plugs, switches etc are safe and turned off / unplugged when not in use. To change light bulbs when necessary. Ensure all communal doors and windows are locked before you leave the premises or retire for the night. To instruct the residents in the correct use of the laundry equipment where appropriate. To instruct residents in the correct use of the communication system and test regularly. To test the fire alarm system regularly (at least quarterly) and to be responsible for attending to all fire alarm calls. External areas - keep generally tidy and free from debris, paths swept, litter removed between the gardening contractors visits. Essential Skills: Ability to maintain regular contact with residents, including daily wellbeing checks. Skill in liaising with relatives, neighbours, doctors, and welfare services. Compassionate and empathetic attitude to build trust and rapport with residents. Keeping detailed and up-to-date records and maintenance schedules. Awareness of safe practices regarding electrical safety and the overall wellbeing of the premises. Supervising contractors for maintenance tasks and ensuring that work is done to a high standard. Coordination of leisure activities for residents, ensuring appropriate engagement and use of communal spaces. Ability to address any issues with residents, maintenance, or contractors swiftly and effectively. Competence in carrying out simple tasks like changing light bulbs, checking electrical equipment, and maintaining cleanliness in shared spaces. Providing a welcoming and comfortable environment for residents, managing requests, and resolving concerns. Managing multiple tasks such as wellbeing checks, maintenance, security, and resident engagement within a structured day. Bonus Skills: Experience working in a live-in residential role before.
