Job Description Lettings Property Manager - Edgbaston - up to £30k My client is a leading, multi branch Lettings and Estate Agent who have been established for many years in the area. Due to continued growth in their Lettings department they are looking for an experienced Lettings Property Manager to join their team in the Edgbaston where parking is provided. As a Lettings Property Manager you will have responsibility for a portfolio of managed properties and your duties will include pro-active and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and Landlords and much more. The role will involve out of office appointments inspecting the condition of managed properties, checking in new tenants and checking out old tenants so the successful applicant must be able to work independently as well as part of a team. Main Duties to include: Answering incoming telephone enquiries. Booking viewings and appraisal appointments. Assistance with branch walk in’s. Management of daily reactive maintenance across management portfolio. Accountable for Key Safe Management Management of property management inbox enquiries. Monitor and follow up out of hours emergencies covered by outsourced contractor. Liaising with and management of contractor’s performance and turn around. Management of property management software organiser/platform. Manage and arrange required safety certificate. Management of lettings/PM compliance. Management of selective licensing applications and queries. Process and manage change of tenancy utility notifications. Arrange and manage inventory and check out inspections as and when required. Process and arrange check outs following receipt of notice from tenant. Issues notice requiring possessions where required. Registration of deposits within DPS custodial account. Process and manage deposit repayments and disputes. Review and resolution of property management complaints level one. Monitor and propose refurbishment opportunities. Monitor and propose furniture package solution opportunities. Assist accounts dept with tenant arrears. Arrange and manage portfolio mid-term inspections. Manage and action conditions of let for new tenancies. Assist lettings team in obtaining additional keys/fobs and parking permits. Liaise with contractors and obtaining completed works invoices within 48 hours of completion. Assistance to lettings and sales department where required.
