Social Housing Site Manager
Location: West London Area
Salary: A£35,000 - A£36,000 per annum
The Role
Supervising void/planned and responsive works. Responsible for overseeing all works from start to finish. Dealing professionally with any problems that may arise. Reporting on pre and post inspections/handovers, liaising directly with client supervisors and surveyors. Ensuring vehicle and health & safety inspections are carried out throughout the team. Preparation of specification of works issued to the client within the timeframe set out in KPI's. Assisting responsive engineers where required in day to day tasks.
Key Responsibilities
1. All Housing contracts allocated are to be given full attention. To build relationship with client.
2. Assisting a large team, which includes internal Operations, Administration staff and external Contractors and Suppliers.
3. Producing accurate costings and bills of quantities.
4. Processing of correct paperwork from Sub-Contractors, Suppliers and Operatives in a timely manner.
5. Monitoring Health and Safety issues and updating toolbox talks and producing RAMS, where required.
6. Overseeing all incoming works orders accurately, ensuring that margins are protected and maintained.
7. Reporting on performance to the Operations Manager and running regular checks on margins and cost control.
8. Ensuring KPI's are met and work is carried out to the required standard.
9. To communicate effectively with all members of staff, external sub-contractors and suppliers to the level that the overall tasks are delivered in an efficient and timely manner.
10. Take responsibility of projects, providing reliable, accurate and timely reports to the Operations Manager/ Director etc.

Skills and Qualifications
1. Computer literate - Basic Word / Excel at intermediate level
2. Sage
3. Good numeracy
4. Good literacy
5. Financial awareness
6. Good Customer Service Skills
7. Good communication skills
8. Helpdesk experience would be a benefit
