Vanrath is excited to collaborate with an award-winning developer in the property space. This company is seeking to hire a Sales Manager (Property / Estates) who will be based in their Belfast office.
Salary
£35,000 - £40,000 per annum (Pro rata to 3 or 4 days if wanting reduced hours)

The Role:
To provide strategic leadership, management, advice, and guidance to the Board and ensure the effective delivery of all aspects of our Sales and Sales Strategy. You will have direct reports of Estate Agents and Site Concierges.
The focus is design, estate agent managing, and conveyancing.
Responsibilities:
* Lead, manage, and be accountable for the Sales team, providing clear direction to the staff and commitment to the values and strategy.
* Monitor and foster accountability to delivery on the Strategic and Operational Business Goals (including own performance).
* Develop talent, coach and support employee development to build capacity and capability.
* Appoint and effectively manage the performance of consultants and 3rd party contractors as appropriate.
* Help to lead on the formulation of the company's overall vision, strategy, and goals, identifying potential growth opportunities.
* Deliver on customer and stakeholder satisfaction in regard to agreed schedule, scope, and quality of work delivered.
* Champion delivery of enhanced Home-buyer satisfaction on the SLT.
* Represent the company as a credible ambassador, building and maintaining relationships with customers, the industry, and other stakeholders including through attendance and presentations at identified forums.
* Lead Generation - develop and implement sales & marketing strategies to generate strong leads across all sites.
* Maximise GDV on all house sales - where appropriate influence the operations/design teams to deliver maximum value and provide accurate GDV proposals for potential acquisitions.
* Effectively convert leads to final completion to deliver targeted sales to agreed dates.
* Optimise all areas of the home buying process including the house sales, variations sale, and the conveyancing process to be efficient and customer-focused at all points, implementing appropriate tools and IT to do so.
* Forecast, procure, prioritise, organise, and allocate resources to achieve required business priorities.
* Be accountable for budget management including ensuring cost control.
* Drive continuous improvement.
* Ensure work is compliant with HR policies and procedures.
Essential Criteria:
* 2 A-levels grade C or above
* Experience within property sector (commercial or residential)
* 1-2 years+ management experience
* Both customer-facing sales experience as well as creating and delivering sales plans.
Desired Criteria:
* Level 3 certificated in property agency (or similar)
* New build property sales experience
* Conveyancing in NI market
* Property Sales management IT systems
