O’Neill & Brennan have an amazing opportunity for a Design Manager to join a UK Leading Developer and due to multiple project wins in the Midlands, they are now in the market to add value to their new team. We are looking for a Design Manager with Student Accommodation or BTR/PRS backgrounds for projects in Birmingham - £40m The Design Manager is responsible for leading and managing the design process in order to develop a design compliant with all contract requirements and in the most cost-effective way, usually across one to two jobs concurrently. The role is required to fully coordinate the design process to deliver the project on time, within budget and to meet client requirements. Duties and Responsibilities: Proactively lead, mentor and manage the project design management team. Collaborate with the QS and PM/PD team to produce procurement and IRS schedules for new startup schemes based on target programmes. Manage (preconstruction) or participate (construction) the Design Transfer from preconstruction to construction as required Responsible for design compliance, build ability, efficiency of design and supporting the bid or build process. Finalise IRS for inclusion in Appointments, including reinforcement IRS based on target programme. Review Design Responsibility Matrix templates and together with PD and CD produce for the scheme for inclusion in appointment. Attend the Design Team Meeting/Workshop and produce notes with action dates for distribution. Define consultant values and authorise appointed consultant’s payments in conjunction with the project QS. Overall responsibility for administering ACC (including ensuring consultants and subcontractors/suppliers upload to the naming protocols): Reviews – both client side and design team reviews Tech Submittals to design team (client side will be issued via a review once given status A by Design Team) RFI process management as part of the site team – to client/CMT, Design team, main contractor, and subcontractors. Manage the Internal Monthly Design Management tracker and feed into weekly site project trackers Change Control management of design changes and derogations (to include tracker). Planning condition sign off management and coordination (to include tracker). Building Control sign off management and coordination (to include tracker). Warranty provider sign off management and coordination (to include tracker.) BREEAM - Management of BREEAM consultant and ensuring flow from the team is provided in good time and chasing down close outs. PC checklist close out assistance. O&M and H&S file production management. Qualifications/Skills: Construction related degree or professional qualification Experience running a project from start to finish independently and with a team Document management system experience such as ACC Strong computer literacy, specifically in Microsoft or similar packages
