Job Purpose: The Property Manager (Block Manager) will be responsible for delivering high-quality management services across a portfolio of residential and, where applicable, mixed-use buildings and estates. As the primary point of contact, the Property Manager will interface directly with clients, freeholders, and leaseholders, maintaining strong relationships and ensuring service excellence. This role requires a proactive, customer-oriented individual who can manage their portfolio in line with company policies, legal and regulatory standards, and industry best practices. Key Responsibilities: Property Inspections and Maintenance : Conduct regular site inspections and prepare detailed reports. Financial Management:Prepare and manage service charge budgets. Oversee client accounts and financial records. Insurance Coordination:Manage building insurance and Directors & Officers insurance processes. Meetings:Organise and attend EGMs, AGMs, Directors' meetings, and Residents’ meetings. Communication and Administration : Handle day-to-day correspondence and maintain administrative records. Lease Compliance:Address and manage breaches of the lease terms. Contractor Management:Appoint, supervise, and review contractors for property services. Lease Assignments:Assist with property sales and lease assignments. Complaint Resolution : Investigate and resolve resident and client complaints promptly and professionally. Candidate Profile: Proven experience in residential or mixed-use property management Strong communication and interpersonal skills Ability to work independently and manage a diverse portfolio Solid understanding of property law, leasehold structures, and health & safety regulations A full UK driving license (due to site travel requirements)
