CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting for a Maintenance Technician.
As a CBRE Maintenance Technician, you will be responsible for completing routine and emergency repairs to equipment, fixtures, fittings, and building systems. Your duties include responding to reports of broken or faulty items, conducting routine inspections of buildings, and liaising with external specialists and contractors.
This is a full-time role based at our client in Skelmersdale.
This job is part of the Engineering and Technical Services job function. You are responsible for the upkeep of the building and its infrastructure, maintaining building operations, and ensuring that the facilities are always safe and functional.
Job Responsibilities:
1. Support energy management by ensuring all building systems are operating efficiently.
2. Conduct routine maintenance inspections, diagnose potential problems, and make repairs.
3. Inspect equipment, buildings, and systems, including heating, ventilation, air conditioning, water systems treatment, shutter doors, meter reading, and other PM tasks within the CAFM system.
4. Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels, etc.).
5. Respond to technical issues affecting the building & facility management equipment and maintain services through Planned Preventative Maintenance (PPM).
6. Complete small repairs such as fixing locks, toilets, leaky taps, broken doors, and windows.
7. Check and maintain safety equipment such as weekly fire alarms, fire extinguishers, intruder alarms, roof fall arrest anchors, and more.
8. Have a good understanding of the CAFM system.
9. Operate the CAFM System to close completed facility management PPM's and reactive work correctly in line with service delivery.
10. Organize workload and manage the completion of the facility management planned & reactive tasks.
11. Formulate, assess, and validate Risk Assessments and Method Statements from subcontractors prior to commencing work.
12. Ensure all specialist service contractors' paperwork, including report sheets, Authority to works, RAMS/Permit to works, is filled in CBRE QHSE e-logbooks to maintain excellent record keeping.
13. Deliver consistently high standards within pressurized situations and maintain a good knowledge of current legislation regarding Health & Safety, RAMS/PTW, Quality, COSHH, British/European standards.
14. Highlight defaults/failings with critical maintenance equipment to Site Lead Supervisor to facilitate dialogue with our client and plans to mitigate risk to equipment.
15. Bring forward new innovative ideas to Site Lead Supervisor to be presented to our client to demonstrate continuous improvement in the contract.
16. Possess in-depth knowledge of Microsoft Office products, including Word, Excel, and Outlook.
Qualifications needed:
1. High School Diploma, GED, or trade school diploma with 1-3 years of job-related experience. Completion of a formal apprenticeship program preferred.
2. Valid Driver's license required.
3. Educated to a minimum of City & Guilds level 3, BTec National Diploma Level 3, IVQ Technician Diploma, or equivalent NVQ level 3 qualification.
4. Knowledge of current technical standards in relation to Fire Alarm Systems, Mechanical and Electrical Services, chillers, Water Systems Treatment, and plant rooms.
5. A good understanding of fault diagnostic techniques.
6. Meet the physical requirements of this role, including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
7. Deliver consistently high standards within pressurized situations and maintain a good knowledge of current legislation regarding Health & Safety, RAMS/PTW, Quality, COSHH, British/European standards.
8. Good understanding of CAFM system.
9. In-depth knowledge of Microsoft Office products, including Word, Excel, and Outlook.
10. Understanding of existing procedures and standards to solve slightly complex problems.
11. Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
12. Strong organizational skills with an inquisitive mindset.
13. Advanced math skills: add, subtract, multiply, divide. Ability to calculate intermediate figures such as percentages, discounts, and commissions.
14. Flexible hours to work to the demands of the client and business.
15. Experience of working with facilities management.
