We’re recruiting for an Assistant Land and Planning Manager to join our expanding land and planning team on a full time, permanent basis, working 37 hours per week. The role will be required to regularly travel throughout our operating area in Hampshire, Berkshire, West Sussex and Surrey.

Here’s the facts about the role:
As Assistant Land and Planning Manager, you’ll assist in the identification of sites for land acquisition, or other development opportunities and associated strategies to meet VIVID’s development objectives. You’ll assist the land and planning team to negotiate and agree land, planning and S106 agreements, to progress sites through to the procurement stage. Ensuring the programme provides a mix of new homes and tenures to ensure our ongoing viability. Furthermore, our new homes delivery objectives are achieved in accordance with our financial plans and targets. You’ll be aware of competition and the activities of competitors and possess a sound understanding of planning and financial viability.
Using your extensive experience within a land or planning role in either the social housing or private sector, the Assistant Land and Planning Manager will project manage aspects of land acquisitions, valuation advice, design development and management of the professional team, in accordance with internal procedures on projects assigned by. Ensuring schemes meet all appropriate internal and external requirements, adhering to procedures.
The Assistant Land and Planning Manager will utilise their previous experience in budget preparation/control and good general understanding of financial information to ensure robust budget management, procedures, programme plans for projects, and audit requirements are implemented. And ensure pre-contract scheme audit files/checklists are prepared and transferred to delivery and undertake financial & risk appraisals of schemes and prepare reports as necessary for the Project Approval Committee to review.
You’ll have a real estate, planning or construction related qualification, degree level or equivalent. You’ll have experience building and maintaining relationships with local authorities, private developers, agents and all professional consultants involved in site identification, acquisition and development appraisal. You’ll be a lateral thinker, to understand the shifts and changes in the housing market, it’s relevance for the Association, and translation into operational practice and be able to understand and maintain a good knowledge of the national housing funding system, housing markets, planning system and the regional/local opportunities for development schemes and the acquisition of land.
A driving licence with a car available for business use is essential.
