Building Surveyor Salary 70k My client set on a large conservation estate located near London Blackfriars that consists of 52 buildings dating back to the 1500's of which the majority are grade 1 and 2 listed together with associated court yards and gardens is seeking an experienced surveyor to join the Estates team Job Summary To assist the Director of Estates with day-to-day operation of the Estate with particular emphasis on projects covering repair, refurbishment, and improvement of properties. Areas of Responsibility Undertake building surveys, including the identification of building defects, preparation of schedules of repair and dilapidations, and advising on appropriate forms of building contracts. Work with the Estates Officer to ensure that improvement works carried out b Provide technical advice on the maintenance of buildings, including the Grade 1 and Grade 2 and 2 listed buildings. of service and facilities throughout the Inn and that they all work within budgets. Assist in the submission of planning and listed buildings applications a Prepare detailed delivery programs and specifications of works f Prepare budgets, specifications, and tender documents for annual decoration contracts, analyse tender results, supervise the work, and approve interim and final payments Maintain accurate records on the Estates Planon system Manage the appointment of contractors necessary for the implementation of the Inn’s building programs, negotiate fees, coordinate development plans, and negotiate and agree final accounts. Assist in the preparation of the annual budget for the development, refurbishment, and maintenance of the estate and ensure that spending is within budget Ensure compliance with Health & Safety and other statutory requirements, identifying and reducing risks where practicable, and implementing risk management requirements of insurers and/or the Inn’s health and safety advisers. Raise Purchase Orders, check, monitor, and code invoices for purchases and contracts. Prepare reports and attend internal Committee meetings Diagnose and analyse building defects Person Specification Qualifications Full membership of an appropriate professional body e.g., RICS (Building Surveying) or other qualifications i.e CIOB (ideally MRICS) with a minimum of 5 years PQE. Knowledge, Skills & Experience 2. Experience of a similar working environment &/or understanding of the workings of a not-for-profit organization. Strong analytical skills with an ability to develop imaginative solutions to complex building problems. Experience of surveying and working on historic buildings (Grade 1, 2, and Grade 2) and their maintenance and refurbishment. Experience of preparing Schedules of Condition and Dilapidations. Experience of Landlord and Tenant matters, including rent review and lease renewal procedures would be an advantage. Ability to manage and monitor budgets effectively, providing detailed budgets, cash flows, and flow charts for all managed projects. Excellent project management skills - experienced in developing detailed delivery programs and costed specifications of works and successfully delivering major works programs. A good understanding of Regulatory and Health and Safety legislation as it relates to building maintenance and construction. Experience of a range of procurement methods and the ability to manage service level agreements and contracts
