Impact Situated at the iconic Mailbox in Birmingham, this position has an important role within the workflow process, where the successful candidate will be actively involved in developing detailed knowledge of the Mailbox estate. Duties will include undertaking planned and reactive maintenance of building fabric as required. Please note the wage will be dependent on previous work experience and competencies. General Overview To undertake improvement works, maintenance and repairs to the fabric of the building and assets. To complete any reasonable duties to maintain all services to the Mailbox in Birmingham. To carry out all works in compliance in accordance with Mitie's KPIs, SLAs and SSOWs. To be knowledgeable of and to work to the current regulations, codes of practice, Health & Safety regulations and all safety rules relating to Mitie and statutory legislation. Ensure all PPM work is carried out effectively in compliance with maintenance instructions. Complexity Interpret and work from all instructions, drawings and specifications appropriate to their own trade, without supervision. Set up new work appropriate to their own trade using relevant tools, equipment and machinery, without supervision, as appropriate to their grade. To maintain workshops, plant rooms and working environments in a clean, tidy and safe condition. Where required, work off tower scaffolding, MEWP's, moveable gantry's, suspended cradles, fixed ladders, and step ladders. To carry out unsupervised maintenance and repairs and report any defects or unusual circumstances. Duties will include entering plant rooms, roof elevations, car park, loading bay and mall areas. Occasional exposure to distressing or emotional circumstances could be encountered. To understand the general working of the Mailbox Estate, so that work can be carried out in the most efficient manner, pro-active in developing new ways of working. To understand fully the inter-relationship between various maintenance crafts. To maintain plant rooms, workshops & environment in a clean, tidy and safe condition. To record information as required for the operation of the sites CAFM system. To understand the working of painting & carpentry systems within the Mailbox Estate. To deal with new situations as they arise and pass on knowledge to others. To facilitate access and escort contractors when required. Perform any other reasonable duties as instructed by your line manager. Desired Qualifications or Required Experience The maintenance painter/decorator must have work experience in carpentry, painting and decorating within a guest focused environment. City and Guilds Institute level 2 Plumbing City and Guilds Institute Painting and Decorating Parts 1 and 2. City and Guilds Institute Carpentry Parts 1 and 2. Will have a good working knowledge of painting and decorating & carpentry services. Staff will be employed on work appropriate to their core specialist skill. The successful candidate will be expected to attend additional training courses and elements to improve their work functions and career progression.
