Senior Technical Coordinator – Residential Developer Salary – Up to £67,000 (Depending on Experience) Car Allowance, Pension, Bonus Location: Northwood About the Company: Our client has provided 100,000 homes since it was formed in the 1940’s, they are one of the biggest house builders in the country and employ well over 1350 people with expertise covering a range of development disciplines. They are involved in land acquisition, finance, planning, architecture, design, build management, marketing and customer service. Our client is designed, built and marketed by local teams operating from regional offices managed and staffed by local people. This allows the company to take key decisions about design, build, materials, planning and marketing in response to local demands. About the Role: The Senior Technical Coordinator will handle projects that have received planning approval and will assist in overseeing all external consultants working with the technical team to create working drawings for site developments. They will ensure that all technical information related to the projects is coordinated from start to finish and remains accessible to the Construction team and other departments throughout the project's duration. Other responsibilities include: Prepare and compile reports on due diligence and technical aspects. Investigate and inform about current site limitations. Examine and report on unusual site conditions that could affect design or development costs. Conduct a technical review of plans before they are submitted to the local authority for approval, assessing the suitability of the proposed designs. Suggest ways to optimise layouts to enhance the net to gross development areas or increase revenue from individual plots. Offer architectural guidance on the design and appearance of new developments. Select appropriate external materials in advance. Organise investigative site surveys and reports. Select, appoint, and manage the consultant design team. Negotiate fee proposals from consultants and track spending against set budgets. Organise payments for external consultants. Participate in design team meetings. Establish design timelines and assess consultant performance. Lead the process to ensure prompt approval of floor plans. Provide guidance and coordinate efforts regarding sustainability, environmental, ecological, and eco-home requirements. Resolve building control, site engineering, and warranty matters with NHBC. Address any outstanding planning conditions with the local authority. Coordinate with specialist sub-contractors. Attend site progress and coordination meetings. Candidate Requirements: Working as a technical or senior technical coordinator within the residential developer sector. CSCS card Ideally a degree in Architecture or Civil Engineering. Shows a basic understanding of the development industry and the importance of balancing the diverse requirements of various internal teams. Effective communication and listening abilities. Driven to produce high-quality work. Capable of working independently and collaboratively. Proficient in IT and adaptable to new technologies. Strong administrative skills.
