Torus is seeking a Senior Business Lead – Building Safety to take a strategic role in managing and delivering a robust building safety framework across our high-rise and higher-risk property portfolio. Responsibilities: Support the BSM in the delivery of the Building Safety Strategy and the Residents’ Engagement Strategy. Support the BSM in the review policies and procedures relating to all aspects of building safety and ensure legal requirements and best practice is observed. Support the BSM to ensure that the Building Safety policy and management plan meet all statutory and regulatory requirements. Take the lead role in ensuring the building safety policy and procedures are always adhered to. To take responsibility for co-ordination and operational delivery of matters relating to structural and fire safety in in-scope buildings to meet current and forthcoming legislative requirements. To ensure the safe management of Torus high-rise (and/or higher risk) residential buildings within the Housing Management building stock. To lead with the implementation of controls in respect of structural and fire safety on a day-to-day basis. To effectively lead and manage a team of inspectors to ensure safety within the designated building portfolio to which the role relates. To ensure that controls are implemented in respect of building work carried out in the managed stock to which the role relates. To engage with Housing Management colleagues to ensure the golden thread of information is accessible and in place and that residents are effectively communicated and consulted with. To assist with the development and implementation of new Building Safety Cases and to ensure their effective maintenance and management post-implementation. To manage and lead resident engagement within high-rise and/or higher risk building stock, particularly in ensuring that safety concerns are recorded, monitored, and dealt with appropriately. To ensure that planned, preventive maintenance is carried out within the managed portfolio to which the role relates. To oversee and project manage where required the successful implementation of corrective actions arising from fire risk assessments, building safety inspections and audits, and that actions are appropriately evidenced. To ensure that facilities for use by the fire and rescue service are effectively managed and maintained. To perform any other reasonable tasks that ensure the effective management of premises for which the role is responsible, to the Collate information and statistics to identify trends in building safety provision and complaints where required. Establish and carry out a comprehensive monitoring and auditing programme to ensure compliance with management plan and Building Safety strategy and policy. Raise awareness of building safety related issues across the Group Engaging with internal and external customers using a variety of communication methods Prepare building safety literature/articles for circulation as required. Support the BSM in reviewing building designs, fire strategy, on site assessments of new build and refurbishment works for applicable sites. Support with the maintenance and management of cloud-based portals, completing sample checks as required. Support the BSM in the production and maintenance of KPI’s, statistics and relevant benchmarking data Support the BSM with the production of performance reports to the Board, Executive Management Team and others as required. Identify training requirements for your team of inspectors as required in conjunction with the Learning and Development Team and any changes in legislation. Ensure relevant staff are kept updated on changes to legislation and regulations. Deputise for the Building Safety Manager during periods of absence or leave Undertake such other duties that are required commensurate with the role Skills & Experience: NEBOSH Certificate in Fire Risk Management or equivalent qualification or demonstratable experience HNC/D in a Building related subject or qualified by relevant experience. Level 4 VRQ Diploma in Asset and Building Management or equivalent extensive technical experience ideally within a fire compliance related discipline. Level 5 Diploma in Fire Safety and Risk Management or equivalent qualification, or willing to work towards Experience within a fire compliance role as a surveyor or senior/leadership post Experience of managing building Safety or fire safety compliance workstreams in a lead role. Experience within a social housing environment, desirable for that to be within a compliance or safety related field. Experience of fire safety enforcement procedures and audits Sound understanding of fire safety legislation, associated technical standards and codes of practice and applied management of fire safety.
