You have a strong grasp of industry standards and health and safety practices relevant to building maintenance. Further, you possess essential trade skills for electrical installations, testing, fault finding, and repair, complemented by an ability to diagnose property defects. Key attributes include effective communication, decision-making skills, and the capacity to work both independently and collaboratively. Desirable qualifications include CITB Health & Safety and Asbestos Level 2 training, a full driving license, and basic Welsh communication abilities. What the Job Involves Your role centers around the Responsive Housing Maintenance Service of the Council, involving electrical PPM (pre-planned maintenance), reactive repairs, small installations, and comprehensive testing of installations per NICEIC regulations. You will handle fault finding, diagnosis, and generate relevant electrical certifications. The job requires proactive assessment of reported or identified repair issues within council properties and execution of necessary remedial work. Responsibilities include maintaining technical and compliance paperwork, inspecting, testing, and certifying properties against BS7671 18th Edition standards, and engaging in an out-of-hours call rota. Your duties extend to guiding apprentices, ensuring health and safety adherence, managing van stocks, purchasing required supplies, and maintaining cleanliness and functionality of a council-provided vehicle. You are expected to handle non-licensable asbestos tasks, participate in asset projects, and uphold the principles of the Council’s Equal Opportunities and Health & Safety policies. A full standard DBS check is required.
