We have a new opportunity for a Land Buyer/Development Manager to join our team within Wheatley Homes in Letchworth. As our Land Buyer, you will be responsible for sourcing viable, attractive, and profitable land opportunities within an hours travel distance of our head office. The successful candidate will be part of a growing business, working on their own initiative and in a team with another Land Buyer/Development Manager and reporting directly to the Managing Director. The Land Buyer/Development Manager will be required to Identify and appraise new land opportunities for residential development. Maintain effective working relationships with local authorities, local agent and landowners. Prepare accurate viabilities, supporting the Managing Director with acquisition strategies. Collate build costs, sales market research, local planning policy and technical information to undertake a risk analysis of a sites potential for development. Manage the planning applications and budgets to obtain planning consents, discharge planning conditions and S106 obligations/CIL payments. Lead the negotiation of legal agreements with lawyers and third parties. Prepare approval packs for the Main Board and for Bank finance. Degree qualified, ideally property related. A confident communicator, with strong negotiation skills. Excellent presentation skills. Excellent geographical knowledge. An understanding of the residential market, plus a network of contacts within the industry. Ability to negotiate land agreements with solicitors, agents and third parties. A good understanding of residual appraisals. An understanding of both national and local planning policies. Positive attitude towards teamwork. A commitment to work as required to meet the needs of the business. Preferably experience either from a Land Agency or Developer background. Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term. Technical ability and good understanding of the planning process.
