Main Purpose of Role:
1. To provide a safe, secure, and functional hospital environment.
2. To deliver an effective maintenance service across the hospital, which is customer-focused, legislatively compliant, and supports the vision of providing high-quality standards of service.
3. To achieve compliance with all relevant policies, procedures, legislation, and regulations, particularly those associated with Health and Safety, COSHH, and Planned Preventative Maintenance.
4. To ensure that all patients are safeguarded from potential harm and to conduct activities in a manner consistent with professional practice, policy, and legislation.
Main Duties of the Job:
1. Monitor the delivery of maintenance services, ensuring requests are handled promptly, particularly where there may be risks to patients, staff, or building users.
2. Resolve immediate maintenance problems using basic trade skills and available resources.
3. Test fire alarm systems, call points, fire exits, door retaining devices, and fire emergency lights regularly, ensuring accurate records are maintained and readily available to authorities such as HSE, CQC, and the Environment Agency.
4. Ensure all ventilation units and lights are kept in working order and replace any defective items.
Accountabilities and Activities:
1. Maintain accurate records of service contracts, inspections, and relevant dates.
2. Ensure the building and grounds are safely maintained, performing repairs with minimal disruption to patients and staff.
3. Conduct routine repairs and monitoring on all systems and report any potential issues to management.
4. Perform regular checks on COSHH, fire safety, emergency lighting, nurse call systems, and legionella, ensuring compliance.
5. Attend training on current legislation, particularly Health & Safety and fire prevention, and keep tools and equipment properly maintained and secured.
6. Regularly check boilers and maintain appropriate room temperatures.
7. Ensure hospital safety and cleanliness meet Environmental Health and Safety at Work standards.
8. Conduct weekly fire alarm tests and record results, and assist with heavy cleaning tasks when required.
9. Carry out statutory water testing every six months and record monthly utility meter readings.
10. Keep gutters and drainage points clear and perform minor repairs, reporting when specialist repair is needed.
11. Assist with staff induction on emergency procedures and manage repair requests before escalating to specialists.
12. Support major building works and refurbishment projects and provide off-duty advice or emergency assistance when needed.
Environment: All staff should bear in mind the overall objectives of the hospital, namely that patients will be encouraged to maintain independence and choice in a hospital environment.
