This vacancy has come about due to an internal promotion, (we have a lot of those at Paradigm) so you will have the support and guidance of the previous incumbent who is a Chartered Surveyor and now Head of Surveying Services, to whom this post reports into. Working in the Asset team, which is part of the larger Property Services directorate your role will be to lead the largest of our surveying teams, comprising four surveyors, and four inspectors. There will be some occasions where you will be required to undertake survey work yourself, sharing your knowledge and skills to further develop the skills and knowledge of your team. Our residential survey work is carried out to assess condition, habitability, safety, disrepair, structural integrity and provide recommendations with regards to repairs or investment works. Surveys include, but are not limited to appraisals of structural issues, major works, complex pathology, insurance claims, damp and mould, pre or post inspections for investment works, disrepair, Environmental Health reports or concerns, home improvements to name few. The team need to be able to design and specify remedials or project work; their informed comments will enable such works to be scheduled for completion by the most appropriate team in the most effective way. The majority of your time will be office-based (minimum of 2 days p/w) with around 20% on site and the remainder remote, you will manage the workload and outputs of the team and assist with technical queries, encouraging the development of enhanced skills and knowledge. You will need to be organised, disciplined and flexible with the ability to generate high-quality reports and records in timely manner. You liaise with loss adjusters, housing colleagues, repairs operatives, and customer resolutions, managing and resolving issues to ensure that team deliverables are achieved. You will need to work collaboratively and demonstrate the highest standards internally and externally to key stakeholders. This may suit a Senior Surveyor who has perhaps mentored / managed a small team and would like to develop their management skills further. To be successful in this role you should have/be: An accredited (preferably Chartered) Surveyor with substantial experience Professional Qualification (MRICS), OR equivalent with 5yrs PQE. A graduate qualification in Building Surveying, OR Building Construction, OR Building Engineering with 5yrs PQE. Experience managing surveyors and contractors especially in relation to repairs, preferably in housing. Effective at diagnosing defects especially in residential properties A methodical approach with strong problem-solving skills. Good knowledge of associated regulations including Building Regulations, FHH, HHSRS, Decent Homes, Disrepair Protocol, Housing Act, and CDM Excellent IT skills especially in Word, Excel, and Outlook. Strong communication skills both written and verbal Physically fit to carry out inspections which might include dealing with inclement weather, poorly lit conditions, climbing stairs or ladders or scaffolds, visiting construction sites etc. A full driving licence and your own vehicle, insured for business use, is required (business mileage will be paid at the prevailing rate in line with Company policy).
