Property ManagerLeicester £30,000.00-£35,000.00 We are seeking a proactive and detail-oriented Property Manager to manage residential and HMO properties. The ideal candidate will be responsible for ensuring properties are well-maintained, tenants are supported, and landlords are kept informed. This role requires strong communication skills, problem-solving abilities, and a solid understanding of property management processes. Key Responsibilities: Routine Maintenance and Minor Repairs: Instruct and liaise with contractors for minor maintenance and repair works. Keep tenants and landlords updated on the progress of repairs and maintenance work. Safety Certifications and Inspections: Schedule and coordinate routine safety checks, including gas safety, EICR, and fire safety inspections. Ensure safety certification documentation is uploaded and maintained. Follow up on overdue or failed certificates and take necessary actions to remain compliant. Tenant Communication: Handle straightforward tenant queries and concerns regarding property maintenance, inspections, and minor complaints. Provide excellent customer service, ensuring tenants feel supported and valued. Property Administration: Manage property-related invoices, ensuring accurate processing and record-keeping. Upload and maintain key property documents and reports. Assist with rent reminders and liaise with tenants regarding any payment concerns. Final Inspections: Deal with property inspection reports to ensure compliance with tenancy agreements and property standards. Deal with final inspections at the end of tenancies, assessing property conditions and identifying any necessary deductions. Deposit Returns: Manage the deposit return process, including negotiating fair deductions where applicable. Ensure compliance with deposit protection schemes and handle disputes professionally. Requirements: Previous experience in property management or a similar role, preferably 5 years of experience Strong knowledge of property maintenance, safety regulations, and tenancy laws. Excellent communication and customer service skills. Ability to multitask and prioritise workload effectively. Competent in using property management software and general office applications. A proactive and problem-solving approach to managing properties and tenant issues. Desirable: ARLA Propertymark qualification or working towards certification.
