Job Overview
As Quantity Surveyor you will be responsible for managing the financial aspects of residential developments in the region. This includes cost estimation, procurement, valuations, and ensuring profitability of projects while maintaining compliance with regulations and contractual obligations. As Quantity Surveyor you will play a key role in achieving cosy efficiency while ensuring high quality project delivery within budget and time constraints.
Key Responsibilities
Cost Estimation and Planning
* Prepare detailed cost estimates, budgets, and feasibility studies for residential projects.
* Develop cost plans during pre-construction to inform project designs and specifications.
* Monitor budgets throughout the project lifecycle, identifying and addressing cost variances.
Procurement and Contracts
* Manage the tendering process, including preparation of tender documents and analysis of contractor bids.
* Negotiate contracts with subcontractors and suppliers to achieve value for money.
* Draft, manage, and administer contracts, ensuring compliance with legal and regulatory requirements.
Cost Control and Reporting
* Monitor project costs to ensure alignment with budgets and forecasts.
* Provide regular cost reports and financial updates to stakeholders, highlighting any risks or opportunities.
* Analyse and report on project performance metrics, including cash flow, variations, and margins.
Variation and Change Management
* Assess, value, and negotiate variations and changes to project scopes.
* Manage change control procedures, ensuring all changes are documented and approved.
* Minimize disputes by maintaining transparent communication with clients and contractors.
Final Accounts and Closeout
* Prepare and negotiate final accounts with clients and contractors.
* Ensure all project documentation is completed and filed, including contracts, cost data, and reports.
* Provide feedback and lessons learned for future projects.
Skills & Qualifications
Education and Experience
Degree in Quantity Surveying, Construction Management, or a related field.
Proven experience in residential construction or property development projects.
Strong knowledge of construction contracts, such as JCT or NEC, and associated legal frameworks.
Technical Knowledge
Proficient in cost management software (e.g., COINS, CostX, or similar) and Microsoft Office Suite.
In-depth understanding of construction processes, materials, and regulations.
Strong knowledge of value engineering and risk management principles.
Skills
Excellent numerical and analytical skills with strong attention to detail.
Strong negotiation and communication skills for liaising with clients, contractors, and suppliers.
Ability to manage multiple projects and priorities effectively.
Problem-solving skills with a proactive approach to challenges.
Professional Development
* Membership of a professional body, such as RICS (Royal Institution of Chartered Surveyors), is highly desirable.
