Job description: Exciting opportunity with a national civils contractor to support multiple building development opportunities across North Wales. The immediate need is to plan and deliver building projects; the medium-term goal is to grow an in-house building delivery team. The primary focus of the role is to lead on-site work utilising in-house substructure skills and plant, plus manage sub-contractor delivery of superstructure works in accordance with company H&S policies together with CDM (Construction Design Management) responsibilities. It will involve liaison with the in-house commercial / estimating and procurement teams. From involvement in the selection and appointment of trade contractors, programming of site works and materials procurement, management of all site works and budget, this opportunity is about delivery and growth, the later both of individuals and the company. A central requirement is to help establish a scalable building delivery process utilising existing proven civil contracting systems and infrastructure where appropriate. Key experience: The key building knowledge required concerns traditional masonry and timber frame house building as well as industrial steel portal frame sheds. In each instance, the planning of site works, coordination of site works (covering materials deliveries and trade sequencing) and management of quality and budgets are fundamental. Current knowledge of local suppliers, sub-contractors and Building Control / Approved Inspector professionals would be beneficial together with familiarity with the following: Processes for utility connections Off-site traffic management arrangements LV distribution Temporary power Highways Act 1980, Section 38 Highways Act 1980, Section 278 Water Industry Act (1991) Section 23 Water Industry Act (1991) Section 104 Building Regulations, current and pending, particularly regarding energy efficiency and fire safety SuDS (Sustainable Urban Drainage) SAP, including preparations for, of As-Built Declaration Building Control / Approved Inspector requirements for a Building Regulations Final Certificate ASHP Photovoltaics and battery storage Key responsibilities: Health and Safety (including issue of Permits to Work) Site inductions H&S inspections / audits Compliance with planning conditions Toolbox talks CDM, Client or Contractor duties (Construction Phase Plan) Site security Site tidiness Site plant, maintenance and security Trade contractor selection and appointment Construction planning and programing (Recovery planning as needed) In-house resource allocations Material orders and deliveries, to site or depot On-site materials, appropriate storage and security Trade contractor sequencing and management Build quality Recycling Waste management Certification of subcontractor works for progress payments Sign-off of subcontractor works Build budget Progress reporting against programme Key personal attributes: Attention to detail.
