Job Role: Maintenance Technician

Job Summary: The Maintenance Technician is responsible for maintaining and repairing properties within ROLA, equipment, and grounds to ensure a safe, functional, and efficient environment. The role involves performing routine inspections, preventative maintenance, troubleshooting, and resolving various maintenance issues that arise within the properties.
Key Responsibilities:
1. General Maintenance and Repairs:
o Perform routine inspections and repairs of building systems such as plumbing, electrical, Gas, and safety systems
o Troubleshoot and repair mechanical, electrical, plumbing, and other systems as required
o Replace light bulbs, fix leaks, and repair doors, windows, locks, and other building components
2. Preventative Maintenance:
o Conduct regular checks and perform maintenance tasks to prevent issues before they arise
o Be the link between maintenance and Management to discuss preventative measures
3. Grounds Maintenance:
o Maintain the exterior of the building, including landscaping, snow removal, and cleaning outdoor areas
o Ensure that walkways, driveways, and parking lots are safe and well-maintained
4. Safety and Compliance:
o Ensure the building and its systems comply with all relevant safety codes and regulations
o Report safety hazards and address issues promptly
o Maintain a clean and safe work environment by following safety protocols
5. Documentation and Reporting:
o Keep records of maintenance activities, including tasks completed and any repairs or replacements made
o Order supplies and equipment as needed
6. Emergency Response:
o Respond to emergency maintenance requests, such as water leaks, electrical outages, and system failures, in a timely manner
o Be available on an on-call rota for out of hours
Required Skills and Qualifications:
• Trade certification or training is desirable
• Proven experience as a maintenance worker or similar role
• Basic knowledge of plumbing, electrical, and mechanical systems
• Ability to troubleshoot and repair common issues
• Strong attention to detail and problem-solving skills
• Physical stamina and ability to work with tools and equipment
• Good communication skills to coordinate with management and other staff members
Preferred Skills:
• Certification in relevant fields (gas, electrical, plumbing, etc.)
• Experience within a maintenance role
Working Conditions:
• Physical labour involved (lifting, bending, and working in various weather conditions)
