WORKING HOURS: 09:00 - 17:00, Monday-Friday (and emergencies)

Experience & Skills - Essential
1. Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in the following trades: plumber, electrician or carpenter.
2. Fluent English verbal and written communication skills.
3. Helpful, friendly personality with effective communication skills, demonstrating a professional, courteous and helpful manner towards colleagues and residents always.
4. Good team player with a positive approach and ability to work with little supervision.
5. Ability to determine cost-effective solutions to repairs.
6. Experience of supervising Contractor & Supplier attendance.
7. Excellent organisation skills with the ability to multitask and prioritise.
Knowledge & Qualifications
1. A recognised trade qualification, Building Crafts Operative Certificate, City and Guilds or NVQ relevant to undertaking repairs and maintenance in a residential building is expected.
2. A reasonable level of general education with demonstrable written and numerical skills. Preferably a minimum of education to O' Level / GCSE level or equivalent.
3. Experience in Decorating and making good walls and ceilings.
4. Knowledge of H&S requirements on site and/or qualifications relating to H&S.
Key Role Responsibilities
1. Work as part of a friendly and supportive team playing a vital role within the team to ensure all our residents enjoy a high level of cleanliness and maintenance throughout the property.
2. Communicate effectively with customers, clients and colleagues, demonstrating understanding of the issue and responding accordingly.
3. Monitor the electronic maintenance reporting system (Basecamp), daily ensuring tasks are completed to a high standard and within suitable time scales, corresponding with tenants when required.
4. Administer all property maintenance & records in accordance with The Quarters policies & procedures.
5. Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning.
6. Respond to calls outside office hours in the event of emergencies or urgent issues.
7. Undertake repair and maintenance tasks to a high-quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting and required statutory testing.
8. Understand and respond to health and safety matters in an appropriate & timely manner.
9. Ensure all common parts of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness. Completing Daily/Weekly building check lists.
10. Co-ordinate Contractors/Suppliers executing minor works contract on site.
11. Monitor Sub-Contractors performance to standard and retain accurate records of their site operations including all relevant RAMS & Permits to Work.
12. Accompany external contractors whilst on site in line with key management and access to accommodation policies and practice.
13. Ensure annual checks are carried out for their statutory insurance and qualifications.
14. Ensure the external grounds of the property are well maintained, clean, tidy and hazard-free, supervising external contractors as required.
15. Manage & maintain all statutory testing records up to date into Pyramid platform (request support from the Head of Facilities for tasks which external contractors shall be utilised).
16. Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations.
17. Practice proper safety techniques in accordance with Company and safe systems of work guidelines.
18. Report any incidents or accidents to the GM and use the H&S Platform-Pyramid, to document them correctly.
19. Use the H&S and Fire Safety platform to review site risk assessments as required with the GM and update them as necessary.
