Job Title: Senior Building Surveyor - Cornwall

We are currently seeking an experienced, RICS-qualified Building Surveyor with strong expertise in building and construction. The ideal candidate will have excellent problem-solving and analytical skills, with the ability to think creatively and work independently. This role offers flexibility, including home working options.
Role Overview:
As a Senior Building Surveyor, you will be responsible for growing the Building Surveying Department and ensuring that your team delivers high-quality surveying services across predominantly commercial properties. You will ensure the team meets client needs while adhering to contractual obligations and industry standards. This role involves surveying a range of properties, providing advice on design, construction, maintenance, and repair requirements.
Key Responsibilities:
1. Leadership & Team Management: Lead and manage the Building Surveying team, helping them achieve both individual and team targets. Regularly review team performance through meetings with the Director/Partner and assist with personal and professional development.
2. Team Compliance & Engagement: Ensure the team operates in line with company policies and procedures, fostering a collaborative and efficient work environment.
3. Performance Reporting: Provide performance statistics to benchmark the team's progress and help drive continuous improvement.
4. Surveying & Fee-Earning Activities:
1. Conduct property surveys, produce Schedules of Dilapidations, Schedules of Condition, and Reinstatement Cost Assessments.
2. Offer recommendations for repairs and undertake defect analysis, ensuring all work is completed within contractual and statutory frameworks.
3. Assess damage for insurance purposes, resolve property boundary issues, and provide expert advice on building repair costs and disputes.
4. Deliver detailed reports and expert opinions on a range of property-related matters.
5. Regulatory Compliance & Standards: Ensure properties are fully compliant with building regulations, fire safety standards, accessibility guidelines, and other legal requirements.
6. Advisory & Legal Services:
1. Advise clients on planning applications, building regulations, and health & safety issues.
2. Offer expert advice on property law, boundary disputes, party wall matters, and dilapidations.
3. Act as an Expert Witness for property disputes, providing guidance on contract administration and planned maintenance.
7. Financial & Operational Oversight:
1. Approve and manage invoices related to property expenditure.
2. Work alongside the Facilities Manager to ensure full compliance with health and safety standards, keeping accurate records.
3. Produce tailored financial and operational reports for clients on a regular basis.
8. Maintenance & Repair Management: Collaborate with the Facilities Manager to plan and execute property maintenance programs and handle response repairs as required.
9. Professional Development: Participate in CPD and training activities to stay updated with current industry trends and best practices.
10. Business Development & Networking: Support the growth of the Building Surveying department and the wider business by engaging in networking events and business development activities, including those outside of standard working hours.
