Working with leading Residential Developers in the United Kingdom.
Blayze Group are currently partnering with a leading Real Estate Investment & Development firm, who specialise in sustainable residential living projects across the UK, looking to make an appointment at the General Manager level.
The appointment will see the General Manager overseeing the launch and ongoing operations of a new co-living residential development in South West London.
You will be responsible for the end-to-end operational delivery, from pre-launch planning and supplier engagement, through to daily site leadership, resident satisfaction, leasing success, and compliance.
Responsibilities
* Lead on pre-opening preparations including compliance, systems, staffing, supplier contracts, and site readiness.
* Work with internal and external stakeholders to ensure the building is fully operational for occupancy.
* Recruit, train and manage an on-site team for operations, front-of-house, and facilities.
* Ensure the property is managed to a high standard in line with service agreements and safety regulations.
* Manage all operational processes and site budgets effectively.
* Deliver monthly and quarterly performance reports.
* Manage property listings and marketing with a focus on achieving 98%+ occupancy.
* Oversee the enquiry-to-move-in process, ensuring fast responses and seamless experiences.
* Coordinate renewals and tenant retention strategies.
* Act as the primary contact and representative for residents, cultivating a strong sense of community.
* Develop and deliver a programme of events and communications tailored to the resident profile.
* Ensure all move-in/move-out procedures and system entries are handled promptly and accurately.
* Maintain full compliance with building safety regulations, especially fire and water safety.
* Manage testing, training and documentation around H&S policies for staff and residents.
* Ensure risk assessments, inspections, and emergency procedures are up to date.
* Prepare annual budgets, monitor spend, and control operational costs.
* Manage invoicing, oversee debt recovery, and identify cost-saving opportunities.
* Generate new income streams where appropriate.
* Lead and develop a team, conducting regular performance reviews and training sessions.
* Coordinate third-party contractors, resolve service issues, and escalate where necessary.
* Promote a values-driven culture focused on excellence, transparency, and accountability.
Qualifications
* Strong background in property management and/or residential operations.
* Passionate about delivering exceptional customer service and fostering community.
* Excellent leadership and communication skills.
* Experience in team and budget management.
* Operationally driven with a proactive, hands-on approach.
* Familiarity with health & safety legislation and compliance protocols.
* Ability to work collaboratively across departments and with external suppliers.
On Offer
* Salary - up to £50,000 (DOE)
* 42 hours per week across 5 days. Occasional weekend work may be required.
* Up to 7 direct reports.
