We're looking for a collaborative and solution-focusedFacilities Site Manager to join our supportive team at The Nook, our purpose-built hospice near Norwich. In this key role, you'll help create and maintain a safe, welcoming environment for children, families, staff, and visitors.
You’ll be responsible for the smooth day-to-day running of the building and grounds, helping us deliver high-quality care in a thoughtfully maintained space. This is a practical and varied role with opportunities to contribute meaningfully to our sustainability goals and service standards.
Main duties of the job
Key responsibilities include:
* Coordinating ongoing maintenance and day-to-day facilities operations.
* Ensuring compliance with health and safety regulations.
* Overseeing hydrotherapy pool care and maintenance.
* Working with both in-house teams and external contractors.
* Supporting budget management and sustainability efforts.
* Building positive working relationships with colleagues and volunteers across the hospice.
No two days are the same and your contribution will help ensure the hospice is a comfortable, safe, and respectful environment for everyone.
About You
We're looking for someone who brings:
* Relevant experience in Facilities Management (covering both hard and soft services).
* Qualifications such as NEBOSH, IWFM, Health & Safety, or Pool Management (or a willingness to work towards them).
* A practical and organised approach, with strong planning and communication skills.
* Experience working with and guiding teams or contractors.
* A values-driven mindset, with an understanding of working in sensitive and care-focused settings.
A full UK driving licence and access to a vehicle is required for this role.

Job Summary:
The Facilities Site Manager will be responsible for the day-to-day operations and management of the care buildings physical infrastructure and amenities, ensuring a safe, clean, and comfortable environment for both residents and staff. This includes overseeing the maintenance of the hydrotherapy pool, ensuring compliance with health and safety regulations, and liaising with contractors and service providers.
Responsibilities
Facility Maintenance and Operations:
* Oversee the daily operations of the facility, ensuring all areas are clean, functional, and properly maintained.
* Establish, maintain, and schedule planned preventative maintenance programs, improvement programs, and asset management.
* Conduct and maintain records of routine testing, inspections, and maintenance procedures to ensure all infrastructure and equipment meet safety and operational standards.
* Manage the hydrotherapy pool, ensuring cleanliness, water quality, temperature regulation, and safety equipment are maintained.
* Respond to faults, organise and supervise contract labour, and ensure satisfactory completion of works to appropriate standards and costs.
* Liaise, plan, and coordinate maintenance staff and facilities work to minimise disruption to stakeholders, colleagues, and residents.
* Be prepared to be on-call occasionally outside normal working hours.
Health and Safety Compliance:
* Ensure full compliance with statutory health and safety regulations, including fire safety, hygiene, accessibility, COSHH, and Department of Health guidelines.
* Conduct, review, and update risk assessments and safety protocols, ensuring action plans are implemented as required.
* Maintain up-to-date certificates and documentation for premises, equipment, and fleet vehicles
* Ensure staff are trained in emergency procedures and safety measures.
* Ensuring all recording and audits are completed and compliant with governing boards, COSHH, CQC.
* Awareness and knowledge of Legislation/compliance of infection control.
Hydro Pool Management:
* Ensure the hydrotherapy pool is properly maintained and safe for use by residents.
* Regularly inspect the pool for cleanliness, water quality, and safety equipment.
* Coordinate with pool maintenance contractors for water treatment, temperature regulation, and equipment servicing.
* Keep records of pool maintenance schedules and any necessary repairs or improvements.
* Ensure all facilities staff are trained and aware of their role in maintaining the hydro pool.
Budget and Resource Management:
* Manage and forecast the local facilities maintenance budget in collaboration with the Service Manager, ensuring cost-effective operations without compromising quality or safety.
* Work with the purchasing team to source and manage suppliers, contractors, and service providers, ensuring contracts are approved and services are delivered on time and within budget.
Team Leadership and Training:
* Manage, supervise, train, and motivate a team of maintenance and facilities staff, including onboarding, recruitment, yearly appraisals, and management supervision.
* Schedule and delegate tasks effectively, ensuring rotas are covered and all aspects of the facility are maintained efficiently.
* Manage and develop staff in accordance with relevant legislation and policies, fostering a positive and collaborative work environment with care teams and volunteers.
* Ensure facilities staff are trained and aware of their responsibilities, including hydro pool maintenance and event support.
Sustainability and Environmental Responsibility:
* Implement environmentally sustainable practices in facility maintenance and monitor/control energy usage to reduce costs and environmental impact.
* Attend relevant quality and safety groups to support sustainability efforts.

* Significant experience in both hard and soft FM.
* Proven experience managing a team of professional and semi-skilled staff.
* Experience of managing contracts.
* Experience of decision making and implementation.
* Experience in drafting Risk Assessments and Safe Systems of Work.
* Sound IT knowledge and experience.
* Willingness to acquire experience / undergo training in other relevant areas.
Desirable:
* Experience of externally validated organisational accreditation systems and standards; ISOs, HSE, CQC.
* Experience in a hospice, NHS or Trust setting or other residential setting providing welfare services.
* Experience of working with volunteers.
* Experience of catering services and hotel/ housekeeping services.

Qualifications Essential:
* Qualifications in Health and safety and facilities Management (FM).
Desirable:
* Professional qualifications:
* IWFM Certificate in FM, Project Management, Property management, NEBOSH Certificate Fire Safety, NEBOSH General in Occupational Safety and Health,
* Legionella Management, Asbestos management, Food Safety and Hygiene and Transport Management.
* Member of a professional body such as - IWFM, IOSH, RICS, ILM
