Senior Block Manager - South West London
Our client, a well-known property management and maintenance company based across South and West London, is looking to recruit a senior member within their Block Management team to manage a great portfolio of 15-20 developments.
As a business, they provide a dedicated portfolio manager to each client specializing in ground rents, service charge, insurance, on-site management of staff, and are well known for delivering some of the best service in the sector.
Your responsibilities will include, but will not be limited to:
1. The position is responsible for the overall successful operations of properties and works to ensure the department operations meet or surpass industry standards.
2. Responsible for the overall coordination and preparation of the annual property budgets, with input from Property Managers, Building Managers/Porters, and the Directors of properties, and review with the Financial Controller and Managing Director.
3. Analyses monthly performance and budget projections and compares to annual management plan and budget; adjusts strategies accordingly.
4. Continually enhances industry knowledge and expertise through real estate and property management publications, reports, and seminars.
5. Works closely with Developers to establish budgets and management practices for new real estate developments.
6. Works with staff to ensure maximum use of property management software.
7. Participate in the recruitment, interview, selection, and evaluation process for department staff.
8. Directly supervise and work closely with Property Managers to provide leadership for the department.
9. Oversees major decisions and assures that team members implement their portfolio objectives and work plans.
10. Oversee all departmental growth and development.
11. Conduct and/or facilitate regular training meetings with PM staff. Evaluates and recommends additional training for staff as required.
12. Promote communication and collaboration between departments.
13. Sets staff performance goals related to industry standards; monitor performance, adjust strategies as required.
14. Prepare and present departmental reports relating to property operational and financial performance and human resources, etc.
15. Work closely with board members and, as and when required, attend board meetings.
16. Sit on various committees pertinent to department and organization goals and standards (where it is relevant to the industry).
17. Stay abreast of property management and other related industry standards, legislation impacting the company, and industry practices, policies, and procedures.
18. Regularly communicate and cooperate with other departments on all PM reporting and regulatory issues.
You as the successful candidate must have the following:
1. You should have at least 3-4 years of experience at residential block senior property manager level and managed a dedicated portfolio of developments.
2. MIRPM desired but not essential.
3. Property management related or relevant undergraduate or postgraduate degree desired but not essential.
Package: £50,000 salary plus bonuses
