Quantity Surveyor – Residential Developer

Our client, a leading housebuilder, is seeking an experienced and commercially minded Quantity Surveyor to join their team. The successful candidate will be responsible for managing the financial aspects of residential housing developments, with a focus on traditional build projects. This role offers the opportunity to play a pivotal part in delivering high-quality homes while ensuring cost control and budget management throughout the project lifecycle.
Key Responsibilities:
1. Cost Management: Take ownership of project budgets, monitoring costs from start to finish, ensuring that all financial aspects are accurately controlled, and reporting on cost variations and forecasts.
2. Valuations and Payments: Prepare and submit interim valuations, manage final accounts, and ensure timely payments to subcontractors and suppliers in accordance with contractual terms.
3. Tendering and Procurement: Lead the preparation of tender documentation and contracts, ensuring that subcontractors, suppliers, and materials are procured competitively and within budget.
4. Variation Management: Identify and evaluate contract variations, ensuring all changes are properly costed, documented, and agreed with relevant stakeholders.
5. Financial Reporting: Produce regular financial reports, including cost-to-complete forecasts, cash flow projections, and variance analysis, keeping senior management informed of the financial health of projects.
6. Risk and Value Management: Conduct risk assessments and identify opportunities for cost savings through value engineering without compromising on quality or project timelines.
7. Contract Administration: Ensure the effective administration of contracts, resolving any disputes or claims and managing contract compliance throughout the project lifecycle.
8. Collaboration: Work closely with project managers, site teams, and design teams to ensure that financial control is maintained, and project objectives are met.
Qualifications and Experience:
9. Proven experience as a Quantity Surveyor, ideally within the residential housing sector, with a focus on traditional build construction.
10. Strong knowledge of UK construction contracts, particularly JCT contracts, and cost management practices.
11. Excellent financial acumen, with experience in cost control, valuations, and reporting.
12. Strong negotiation and communication skills, with the ability to build and maintain relationships with subcontractors, suppliers, and internal teams.
13. A proactive, detail-oriented, and commercially focused approach to project delivery.
