Job Title: MAINTENANCE PERSON
Responsible To: Manager, Deputy Manager.
Responsible For: No designated staff.
Post Objective: Maintenance and repairs of the building and its grounds within the skill range of the person concerned and the provision of a partnering service.
We are seeking a skilled and dedicated Maintenance Person to join our team. The ideal candidate will possess the ability to maintain and repair various systems and equipment. This role requires a proactive approach to troubleshooting and problem-solving, ensuring that all maintenance tasks are completed efficiently and effectively to support our operational goals.
Responsibilities
* General inspections, repairs and maintenance of building fittings and fixtures according to the maintenance schedule/book.
* Decoration, maintenance of planted areas, fixing curtain rails, hanging curtains, replacing tap washers, clearing sink blockages, changing light bulbs, putting up shelves, hanging pictures, changing plugs, moving furniture.
* Redecorating bedrooms and other areas, touching up damaged paintwork and wallpaper.
* Cleaning of drains, low level gutters and waste pipes, footpaths and car park areas and rebidding of paving slabs.
* Statutory regular checking of fire alarm and emergency lighting systems and completion of relevant record sheets.
* Regular checking of boiler control equipment and reporting defects, rotation of use of pumps and valves.
* Maintaining cultivated gardens, ponds and shrubberies, clearing litter, weeding, pruning, digging over and fertilising, planting out bedding plants and bulbs, hanging baskets.
* Ordering site equipment, materials and supplies as necessary and assisting in unloading deliveries of the same.
* Maintenance of residents' mobility aids i.e. wheelchairs and beds.
* Simple fault finding and reporting of defects (within the agreed reporting system) to the Manager which require attention of specialists.
* Statutory monitoring of water temperatures and completion of relevant record sheets.
* Monitoring meter reading and completing relevant record sheets.
* Assisting with any other task necessary to ensure a satisfactory state of repair of the property in accordance with the instruction of the Manager/Property Manager.
* Supporting and escorting any contractors that visit the site for ad hoc works or equipment servicing.
* On-call support for the home out of hours.
* Liaising with the Group Maintenance Team for consistent efficient completion of works on the property.
* All tasks undertaken are to be done in full compliance with the organisation's Health and Safety guidelines and always with the safety of the residents and staff as the highest priority.
* This job description will be reviewed periodically and may be changed to reflect the needs of the service.
* Strong customer service skills with the ability to communicate effectively in English.
* A proactive attitude towards problem-solving and maintaining high standards of work.
