Senior Construction Managers are responsible and accountable for the delivery of single or multiple projects to:

* Time
* Quality
* Health, Safety and Environmental standards
* Satisfaction of our customers
Senior Construction Managers will also be responsible for ensuring that staff reporting to you uphold the company’s values and meet the required standards to deliver the project. Ensuring the company’s expectations of job roles are fulfilled.
The Construction Manager reports directly to the Construction Director on all matters relating to the day to day running of the development.
The Construction Manager will always adopt the highest level of professionalism to carry out the duties expected of him/her.
The position of the Construction Manager is that of the second most senior company representative within the Construction Team and will ideally have achieved MCIOB status to reflect this.
The Construction Manager holds responsibility for the required standards of Health and Safety, protection of works, presentation and quality of the product. Working to the agreed build programme and financial parameters set by the divisional Board of Directors for the development.
You will respond to company and departmental objectives and deliver them to standard and time.
You will respond to individually set objectives and deliver them to standard and time.
You will have the responsibility to set objectives, monitor and update them to ensure delivery to standard and time.
The assessment and continuous training of Construction Managers will be in accordance with Group Training Matrix applicable at the time.
To report directly to the Construction Director on all matters relating to management of multiple sites within Stonebond. The Construction Manager is the primary responsibility holder for the production, control and delivery of an allocated project to the highest standards of Health and Safety, on time, and within budget across the sites within their remit. Through excellent leadership, motivation and teamwork, the highest standards are to be strived for and attained. Quality of product and pride in presentation are to be always upheld.
Skills & Experience
Health & Safety:
* Ensure that Group/Regional Health & Safety procedures are strictly adhered to and to work closely with Stonebond Group Health & Safety team. To maintain and produce, on request, up to-date Health & Safety records.
* Ensure compliance with H&S legislation, policies, safety plans, risk assessments and method statements
* Ensure the works are satisfactorily always supervised.
* Educate and act immediately and accordingly to ensure desired behaviour of all site personnel
* Strive to achieve sites scores below the Group average threshold.
* Ensure that all items raised by the Health & Safety advisor during monthly inspections are closed out in accordance with the Group H&S guidelines for each category.
* Take responsibility for supervision of cranes.
* Carry out Monthly Construction Inspection Report, and ensure that all items raised are closed out within seven days
* Adhere and implement to the Stonebond Health & Safety Escalation Procedure where necessary.
* Ensure subcontractors comply with their method statements and risk assessment.
* Ensure sub-contractors comply with the terms and conditions of their subcontracts and meet our standards and expectations. This is to be set out during pre-start meetings.
* Ensure that all relevant Health and Safety information is communicated to all necessary parties.
* Ensure that the Health and Safety method statement register is always maintained up to date and method statements are expedited in time to complement the start on site.
* Ensure the Construction Health & Safety Plan along with associated documentation is maintained and updated continuously.
* Ensure all relevant information is valid, distributed and communicated on site e.g. Induction, Policy and Statutory notices.
Programme:
* To oversee the production on site, via Project Managers, Site Managers, Assistant Site Managers and Trainee Site Managers, to deliver projects on time and accurately report current position on programmes
* To oversee design, checking for buildability and that programme is maintained
* To deliver project on time and accurately report current position on programme, work to agreed time targets
* Take ownership of agreed build programmes at pre-start meetings and accept and check the full build package handed over at this meeting by the Company.
* To carry out the construction in the most effective manner and deal with all obstacles efficiently and appropriately
* Ensure that material delivery requirements are planned and scheduled to enable efficient construction processes, enabling buyers enough time to attain the best rates, minimising unnecessary storage on site whilst having sufficient on site to keep up with programme and complete work packages
* Ensure delivery of all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time. To conform fully to building regulations and warranty providers’ requirements (NHBC, Premier, LABC services).
* Ensure the organisation of regular site production meetings and pre-plan and ensure efficient usage of all resources, including application of quality supervision and communication regime of labour, sub-contractors, plant and materials.
* Ensure that anything which is likely to affect the Company’s performance is notified to the Construction Director immediately.
* Ensure that practical completions are formulated with sales/Client requirements to ensure mutual compatibility.
* Ensure that the WIP Release Schedule is strictly adhered too.
* Ensure deadline dates for subcontractor selection within the procurement schedule are in line with programme requirements (to review with the Construction Director)
* Handover completed scheme to client on time, to agreed quality standard and budget
* Assist in the preparation of development programmes including pre-construction, construction and post construction activities and approve.
* Prepare detailed construction preliminaries with supporting information, method statements and preliminaries programme.
* Prepare and maintain occupation and exit strategies.
* Prepare and maintain logistics plan.
* Review and comment on all subcontractor risk assessments and method statements before works commence. Ensure quarterly reviews are being carried out by Subcontractors.
* Ensure the works are planned in a manner that maximises commercial performance and promotes delivery of best quality products, on time, within Budget and constructed in the safest manner.
* Responsible for controlling and issuing the relevant notices to all clients in accordance with the programme deadlines. Review LAD positions regularly and inform the Construction Director monthly.
Quality:
* Build in accordance with relevant standards, Codes of Practice, Building Regulations and warranty requirements in force at the time.
* Ensure that the quality of finished product accords with Company and warranty provider expectations.
* Fully co-operate with the Company’s Customer Care Policy.
* Ensure plots are finished to high standard – take ownership of plots under your control until completion.
* Responsible for ensuring Stonebond QA procedures and Best Practice Guides are always adhered too.
* Ensure that sub-contractor notice of non-compliance are issued where required.
* Provide information on reported defects to minimise our exposure
* Review issued drawings and ensure they are complaint and deliverable
* To organise and control the construction of the development in accordance with the drawings, schedules, ERs, and specification provided and the construction programme
* Ensure that the Stonebond Protection Matrix is implemented across the site and adhered too.
* Obtain the certificates of practical completion on handover of the project, and issue to all relevant internal parties.
Presentation:
* Ensure site is clear, tidy and compliant with corporate standards – at all times
* Collaboratively liaise with Sales Manager / Customer Care Manager to ensure the presentation for internal/external areas to site entrances (including construction), show homes, stock plots and public open spaces is always looking on point.
* Maintain boundaries in a condition that are best in class
* Liaise with Consortium Lead Managers to ensure areas outside of the Stonebond boundaries are completed and maintained in a timely manner in advance of plot completions.
* Become more involved without prompting, on site presentation, waste management and projection of WIP.
* Always represent Stonebond professionally in both personal appearance and conduct.
* Keep within preliminary budgets, review of monthly meetings with Contract Surveyor, keep costs under control, by ensuring works are done once and done well
* Issue instructions in consultation with Contract Surveyor
* Engage in consultation with Contract Surveyor including at sub-contract tender stage.
* Issue necessary site instructions to subcontractors with substantial back up
* Prepare initial material take-offs and call-off schedules accurately in a timely manner to enable the best price and product delivery before the site commences. Regular reviews will take place throughout the site duration.
* Minimise material requisitions by accurately forecasting requirements
* Compile accurate labour allocation sheet and issue to Contract Surveyor to enable cost to be passed on to others
* Ensure all staff comply with the Cost Control procedure and avoid unauthorised expenditure. Control expenditure such that margins are maintained and or bettered.
* Co-ordinate with the Commercial department to ensure the works are executed within budget and maximise potential savings.
* Co-ordinate with the Commercial department and prepare all necessary information required to ensure robust tender packages are prepared and comprehensive orders are placed.
People Management:
* Manage, direct and motivate the activities of all staff and ensure compliance with the company’s responsibilities under the building contract
* Communicate clearly, show leadership and take ownership of problems and deal with in a timely and effective fashion, adhering to company HR policies and acting as a role model
* Deal effectively with any poor standards appropriately, whether internal or external personnel, to ensure production and projects are functioning to the agreed programme/s
* Promote and maintain good and professional relations with the client, consultants, adjoining owners, residents, subcontractors and representatives from statutory authorities
* Regularly and effectively liaise with clients and residents to ensure satisfied customers
* Promote the Equal Opportunities policy of the company
* Work in partnership with other departments and proactively drive communication and problem solving to ensure objectives can be achieved
* To motivate, control/set targets, and appraise performance to ensure all personnel are working individually and as a team to effectively achieve the build programme
* Line manage (plan, organise, lead, delegate action, set control and review) Site Managers, Assistants and Trainees
* You are expected to be a leader and mentor all those under you.
* Ensure all sub-contractors work within the required specification and adhere to general Company Policies.
* Ensure all directly employed personnel work within the required specification and adhere to general Company Policies.
* Ensure that procedures and controls laid down by the divisional Directors are fully implemented by all site personnel.
* Deal with the public in a polite and professional manner
* Liaise with customers and new purchasers.
* Liaise with Clerk of Works, ensuring his comments are carried out.
* Attend subcontractor pre-order meetings ensuring that all relevant inclusions, programme issues and safety matters are addressed
* To drive liaison with stats companies to ensure timely connections
* Ensure constructive and accurate feedback is given to all relevant departments in good time to make a difference and add value
* Attend/chair all project related meetings as required to co-ordinate the whole team’s resources to achieve our objectives.
General:
* To have read, always understood and comply with Company Policies and Procedures
* Attend training courses when booked.
* Contribute to ensure accurate production/progress returns are updated and sent to the Construction Manager and Construction Director in accordance with Company Policy.
* Ensure that site security and good practice is always maintained.
* Ensure all site administration is carried out in accordance with Stonebond Procedures
* Carry out any other reasonable tasks in accordance with operational needs as requested by your managers.
* Co-ordinate with the Local Authority and other Stonebond departments to ensure the timely adoption of highways and open space etc.
* Ensure as built drawings documentation, operating and maintenance manuals are prepared and distributed/archived in central file in a timely manner.
* Ensure all key project documentation is returned to the Construction administration and archived accordingly. Including documentation to be retained for set period in accordance with Group procedures or current legislation, for example statutory registers and waste transfer tickets.
* Ensure as built drawings are prepared for all below ground services as the works proceed.

* Must be IT literate with programming skills and ability to use Microsoft Office products.
