Job Title: Facilities Manager / Centre Manager - Croydon Estate
Reporting to: Client Lead FM
Overview
Croydon, located in South London, is a vibrant town with a rich history, popular for its shopping centres: Whitgift Centre and Centrale. The client is engaged in master planning for the future of its Croydon Estate, which includes these centres.
The client, a leading commercial real estate company, specializes in developing and managing shopping centres across Europe and the U.S. Their focus is on creating premium retail environments combined with entertainment, dining, and sustainability. The client’s vision includes mixed-use developments that integrate residential, office, and leisure spaces.
Role Purpose
The Facilities Manager will lead and manage operations at Whitgift Centre and Centrale, ensuring the estates potential is maximized by improving asset performance, safety, and compliance. Building strong local stakeholder relationships and driving business performance are key components of the role.
Key Responsibilities
Advance the estate’s asset management strategy and business plan.
Lead the team to deliver high standards in onsite management, maintaining the estate as a safe and desirable environment.
Collaborate with the marketing team to enhance the estates profile and ensure effective delivery of marketing strategies.
Maintain strong relationships with occupiers and local stakeholders.
Manage car parks, generating income and optimizing operations.
Develop and refine business plans in collaboration with the client.
Propose cost control opportunities and manage CAPEX projects.
Oversee health and safety, environmental management, and contractor relationships.
Skills and Experience
5-10 years of management experience in retail estate environments.
Strong understanding of retail operations and challenges faced by occupiers.
Proven track record in managing in-house teams and CAPEX projects.
Ability to deliver stakeholder communication strategies and support business changes.
Strong financial management, profit & loss understanding, and IT skills.
Ability to present solutions at boardroom level, evaluating risks and meeting business objectives.
Additional Responsibilities
Act as an ambassador in local business groups and community meetings.
Manage relationships with contractors and ensure service standards are met.
Ensure compliance with leases and regulations.
Collaborate on large-scale marketing events and drive media coverage.
Prepare and manage service charge budgets, ensuring value for money and efficiency.
Support team development and foster an environment of wellbeing and accountability.
Health and Safety
Ensure the estate complies with health, safety, and environmental legislation, taking responsibility for personal and team safety, and upholding a sustainable environment.
Reporting and Communication
Provide timely reports on performance, turnover, and car park data to the client. Represent the estate at local authority and community meetings, supporting the client’s vision and promoting the estate’s profile
