Due to continued successful growth, we have an excellent opportunity to join our Fortem team working permanently with our team contracted to Orbit Housing as a Senior Operations Manager based in Stratford Upon Avon.
The Senior Operations Manager is to successfully manage Project teams and associated supply chain engagement, to deliver compliant project & planned works to the required quality standards, specification, budget and within the agreed timescale.
Additionally, working to a wider remit to develop and grow our projects offering in the retrofit & projects market aligned to our business strategy for growth identifying pipeline opportunities via organic growth. Provide leadership and vision to promote the Fortem brand within our chosen marketplace.

The Customer
Fortem’s contract with Orbit Housing covers over 17,000 properties across Stratford-upon-Avon, Leamington Spa, Coventry, Nuneaton, Northampton, Milton Keynes and Bedford. We have multiple workstreams, including Repairs & Maintenance, Voids, Capital Works and Re-Roofing. Duties and Responsibilities
1. Promote and maintain the highest standards of health, safety, and environmental management: Ensure all workstreams, including voids and responsive repairs, comply with health and safety legislation. Encourage a culture of safety and risk awareness across the team.
2. Develop and monitor strategies to achieve operational objectives: Implement and monitor strategies that enhance the management and delivery of voids and responsive repairs. Focus on sustainability and efficiency in operations.
3. Establish and maintain quality standards: Ensure high-quality service delivery for voids and responsive repairs, meeting specifications, timescales, and client expectations. Maintain an effective process for addressing customer and client feedback.
4. Identify and manage commercial risk: Proactively assess risks related to voids and responsive repairs, implementing measures to mitigate impacts on delivery, costs, and customer satisfaction.
5. P&L responsibility: Oversee budgets and financial performance for voids and responsive repair operations. Provide accurate and insightful forecasts to meet commercial and financial goals.
6. Collaboration with commercial and operational teams: Work with commercial teams to ensure accurate tenders, pricing analysis, and financial projections for voids and repairs. Coordinate closely with operations to deliver cost-effective and timely solutions.
7. Develop strong client and stakeholder relationships: Build and maintain excellent relationships with clients, consultants, and stakeholders to ensure the successful delivery of responsive repairs and void services.
8. Strengthen supply chain relationships: Develop robust relationships with subcontractors and suppliers, ensuring the quality and efficiency of service delivery.
9. Programme management: Develop and monitor detailed schedules for voids and responsive repairs, ensuring adherence to deadlines. Take corrective actions as necessary to address any delays or resource constraints.
10. Team leadership and development: Recruit, train, and motivate a high-performing team to deliver exceptional service in voids and responsive repairs. Monitor performance, celebrate achievements, and address development needs.
11. Budget control and contract management: Understand contract requirements and manage costs effectively to deliver voids and responsive repair services within budget. Support contract negotiations and manage financial outcomes.
12. Technical support and customer satisfaction: Provide technical expertise to the team and clients. Ensure high levels of customer care and timely resolution of complaints or issues related to voids and responsive repairs.
13. Community engagement: Adopt principles of the Considerate Constructors Scheme and foster positive community relations, maintaining a professional and approachable site image.
14. Data-driven decision-making and reporting: Prepare accurate monthly financial and operational reports. Use data to monitor KPIs and inform strategies for improvement.
15. KPI achievement and continuous improvement: Ensure the business consistently meets KPIs for voids and responsive repairs. Regularly challenge and improve processes to enhance efficiency and performance.
What you will need
Essential:
1. Extensive experience managing voids and responsive repairs operations, including resource allocation and cost control.
2. Strong ability to deliver on KPIs and drive operational performance.
3. Proven experience managing budgets, financial forecasts, and commercial risks in a fast-paced environment.
4. Demonstrated ability to collaborate across multiple workstreams, fostering teamwork and engagement.
5. Excellent understanding of contracts, budgets, and cost control in relation to responsive repairs and void management.
6. Strong IT skills, including experience with Microsoft, and other relevant systems.
7. Strong leadership and team development skills, with the ability to manage and motivate diverse teams.
8. Solid understanding of construction operations and related sectors, particularly in repairs and maintenance.
9. Comprehensive knowledge of Health & Safety legislation and compliance.
10. Experience in stakeholder management and fostering client relationships.
11. SMSTS qualification and knowledge of safe systems of work.
12. Role-appropriate CSCS card.
13. Valid driver’s license.
14. Scaffold inspection certification (if applicable).
15. First Aid at Work certificate.
