Estates Supervisor
High Wycombe Hospital, High Wycombe
Full time – 37.5 hours per week
Salary – up to £50,000.00 depending on experience plus Serco benefits.
Serco are recruiting for a Estates Supervisor to join our team based in Wycombe Hospital. This role is to supervise & lead the Estates service team to enable the safe, efficient and effective maintenance of the building services and equipment within the hospital.
Working within the Serco Estates Team, the Supervisor will be responsible for delivering the weekly/monthly PPM’s ensuring all related KPI’s are met. You may be asked to stand up as point of contact should cover be required in absence of the Manager to cover critical business aspects.
As Estates Supervisor, you will assist the Manager but also be accountable for the in-house delivery team to ensure Serco meets its contractual requirements.

Main Accountabilities:
* To assist in the organisation and planning of daily team’s workloads. Issue Planned Preventive Maintenance Work Orders, Reactive Work Orders and New Works requests to the team. Monitor concept to ensure urgent jobs are prioritised and responded to within the CAFM guidelines and KPI measures.
* To ensure the Team complete all necessary documentation correctly.
* Be proactive in undertaking a daily chase of all CAFM (Concept documentation) to ensure accurate weekly compliance reporting
* Be flexible and able to cover absence within the team to ensure continuity is maintained.
* Perform operator audits and monitor the standard of work carried out by the Team. Ensure that all work is carried out in accordance with all relevant Serco Policies & Procedures, Workplace Regulations and Best Practice Guidelines.
* To take a proactive approach to the development and review of Health & Safety systems, work instructions and working practices
* To immediately inform Manager of missing parts or materials, required to complete works orders.
* To always work in a safe and responsible manner with full regard for own and other’s safety.
* To be prepared to attend work or work beyond expected finishing time in exceptional circumstances, as requested by Managers.
* To attend on-site and off-site training as required.
* To attend lift release training.
* Act as first point of contact for the team with queries and for additional technical guidance.
* Monitor your teams use of Personal Protective Equipment (PPE) as required and ensure you lead by example.
* Support on any audit’s and advise on technical queries using knowledge of legislation, best practice & manufacturers guidance.
* Ensure all confidential information remains within the company and is not relayed in either verbal or written form to persons or organisations outside the company.
* Take the lead to ensure workshop is maintained to a high standard of cleanliness and organisation.
* The ideal candidate will demonstrate a positive, proactive approach to the role, you will be committed to delivering customer service excellence. Your time will be split between the issuing of jobs, monitoring concept, carrying out audits and responding to urgent jobs. Being able to recognise when you need to be more hands on to meet due dates is critical to this role.
* Understanding of Health technical memorandums (HTM and HBN)
* Takes Ownership & develops site-specific knowledge to allow appointment as AP / identifies support & Training required to enable training programmes to be implemented.
* Identifies Training needs with team.
* Be prepared to take on Authorised Person Duties which could include but not limited to High Voltage, Low Voltage, Lifts, Confined spaces (All training will be provided)
* A flexible attitude to work is required.
* Requirement to work Monday - Friday to cover on site operational hours of 08:00 – 17:00
* Be part of an on-call rota from 17:00 – 08:00 outside normal operating hours
What you’ll need to do the role:
Completion of a recognised appropriate Apprenticeship or other relevant structured Training Program
* Certificate of Higher education.
* Higher Level Certificate (HNC).
* Level 4 Certificate/Diploma/Certificate.
* Level 4 NVQ.
* 18th Edition BS7671.
* Portable Appliance Testing.
* Electrical to Mechanical Conversion.
* BS 2391 / 2 Electrical inspection & Testing.
* Member of appropriate technical body.
* HTM 06 02 LV AP Training (or JSP eqv.)
* HTM 06 03 HV AP Training (or JSP eqv.)
* Proven experience of working in a similar environment.
* Knowledge and understanding of Electrical Building Services.
* Good communication and customer service skills.
* Good People management skills.
* Significant demonstrable experience in a similar role at supervisor level.
* IOSH Managing Safely or equivalent preferable.
* Line management experience with a high level of motivation, energy, drive and enthusiasm.
* Excellent knowledge and application of H&S and Environmental matters, with relevance to those impacting the construction industry essential.
* Detailed understanding of relevant regulations, legislation and standards.
* Excellent planning and organisational ability with an analytical, financial and numerate approach to problems.
* Demonstrate clear decision making in a timely manner based on facts and sound rationale.
* Highly evolved time management skills in order to meet demanding programmes of work.
* Experienced with IT, demonstrating ability in MS Office - including Email, Outlook, Word and Exce.l
* Proven ability to effectively communicate at all levels of management and project teams (oral and written).
* High level of interpersonal and people management skills and attributes.
