If you have a minimum of 3 years relevant UK based work experience, we’d love to hear from you Purpose of the Role An experienced Electrical FM Engineer is required to manage all Electrical tasks on site at our Wolverhampton Site They will be responsible for managing all aspects of the FM activities within the building (Electrical Bias). Ranging from but not limited to, reactive and planned maintenance (planning and participation), through to supporting variations, changes, and projects The goal is to minimise the reactive workload through good maintenance. The execution of all tasks are to be of a high standard; performed safely and professionally. Completing all aspects of this role within a proactive, preventative and time-based projects environment. They will have all the required electrical qualifications up to Level 3 City and Guilds in electrical installations and inspection and testing 2391 not excluding City and Guilds 18th Edition It is desirable that the candidate has experience within a healthcare environment, but this is not essential as site-based training and familiarisation will be provided They will possess an in-depth knowledge of FM management techniques, experience of CAFM systems, H&S, CDM and are familiar with performance obligations driven by PFI and/or SLA contracts This candidate will be required to provide cover for the Medical Equipment & Facilities Manager when required. This candidate will be required to have a good understanding of supervising a team and decision making when the opportunity presents itself. They will be able to clearly communicate with others via escalation paths and line management Key Capabilities Planned Preventative Maintenance Tasks Produce and manage PPM plans via the helpdesk software package (CAFM system), in line with our contractual obligations, noting any changes in legislation or regulation Perform PPM Tasks issued via Helpdesk. This could be outside of normal working hours Ensure PPM tasks are completed in line with our performance obligations Plan PPM Tasks to ensure a practical and efficient approach. Minimising downtime and considering access, tools, cost, competence to complete task and parts availability Escort contractors as and when required. This could be outside of core hours Inspect sub-contractor work and ensure any corrective actions are appropriately followed up Complete job sheets/close jobs in an accurate and timely manner. Record accurately any results or comments Assist other members of the team as required or instructed by line management Reactive Maintenance Ensure FM duties are completed in line with service level agreed. Support FM Team technically Perform reactive tasks (reported by the customer to the helpdesk). Priority dictated by service level agreement Initial attendance – assess and estimate time and materials required to resolve. Plan for sub-contractors to attend when required Complete job sheets in an accurate and timely manner. Record accurately any results or comments Participation in the On-Call Rota is required Proactive Maintenance To proactively note any tasks that have not been reported yet should be dealt with Participate in routine site walks with line management to discuss and record any potential defects/issues Record any observation, issue on the task list, or share any observation with the line management for further investigation Responsibilities – General Maintaining appropriate levels of stock/spare parts. Obtaining quotes and correct part information to pass on for approval Be the initial escalation path for FM work, whilst notifying line management of any potential noncompliance breaches Review FM contractors to ensure suitability H&S Ensure adequate support to the competent person Review FM documentation and ensure appropriate Assist with external audits Assisting line management in providing timings and costs to FM related project works Undertake other tasks appropriate to your abilities and qualifications as necessary and agreed from time to time Be compliant with any current company policies and procedures Essential Capability Profile City and Guilds Level 3 in electrical engineering qualification or equivalent. 18th Edition City and Guilds Inspection and Testing 2391 Relevant Professional qualification IOSH / NEBOSH or Equivalent Essential Skills Good commercial and negotiation skills Self-motivated and a team player Well organised with excellent attention to detail Excellent written and verbal communication skills Essential Experience Possess an in-depth knowledge of FM management techniques, experience of CAFM systems, H&S, CDM and are familiar with performance obligations driven by PFI and/or SLA contracts Good understanding of design & construction processes - Desirable BMS (Building Management System) experience Practical knowledge of Health and Safety.
