Purpose Of The Job
Providing leadership, management, and development of a defined contract, ensuring financial and operational commitments are met and exceeded.
Key Responsibilities
1. Provide leadership, ensuring contractual commitments are met and exceeded.
2. Manage hard and soft services (team of engineers, postroom, workplace coordinators, and outsourced cleaning, security, reception, etc.).
3. Create and present reports for Monthly, Quarterly, and Annual strategy meetings.
4. Accurately forecast P&L, delivering against or exceeding plan.
5. Report monthly back to the business on overall deliverables and performance of the contract.
6. Maintain a strong client relationship with key stakeholders.
7. Ensure opportunities for the strategic development of the contract are exploited to deliver increased turnover and profitability, ensure additional services and projects are added, and contracts are re-won on re-tender.
8. Effectively communicate and implement business policies and processes within the contract.
9. Ensure the provision of healthy and safe working conditions and that both client and Company health and safety policies are effectively implemented across CBRE and subcontractor activities, and regularly reviewed.
10. Ensure optimum staffing structures operate across contracts, balancing cost reduction with the delivery of service excellence.
11. Ensure contracts are staffed by fully competent teams, ensuring post holders are competent, and that effective succession planning arrangements are in place.
12. Work with other Operational managers to ensure collaborative development of the business, effective team working, and support to colleagues.
13. Develop contract financial plans for revenue and profit delivery, reduction of WIP, debt, cost reduction, and contract growth, ensuring these are met and exceeded.
14. Drive innovation through meeting with supply partners and proposing best-in-class technology.
15. Accountable for contractual compliance including producing and submitting variations when required.
16. Ensure appropriate control systems to meet statutory, policy, and contractual commitments.
17. Ensure a customer focus within all areas of operational activities, maintaining effective relationships with key client contacts.
18. Promote and maintain the RISE Values of CBRE.
19. Provide leadership and guidance, advice, coaching, and direct support to deliver best practice selection, training, assessment, and recognition/reward.
20. Deliver effective business communication through advice, review, leadership, and direct contribution to management and team meetings, briefings, consultation forums, correspondence, publicity, monthly and ad-hoc reporting, and other publications.
21. Support the sales process through solutions development, participation in presentations and consultation meetings, hosting visits, and support to mobilisation as required on new contracts.
22. Provide a learning environment, and appropriate training and development planning.
Accountabilities
* Accountability to the CBRE functional heads, as appropriate.
* Accountable day-to-day to the relevant client contacts.
* Line management responsibility for a large contract team and indirectly for relevant sub-contractors.
* Financial responsibility for the delivery of Plan commitments for the contract.
Person Specification
Training
Incumbents must be able to demonstrate a career showing continuous personal development.
Experience
Managerial experience at Contract Manager or above within technical and/or TFM experience is essential.
The development and review of teams, appraisal, and the application of effective people management practice.
Character
Excellent motivational and influencing skills, with high levels of personal integrity. Has vision, and able to communicate this effectively. A role model for customer service excellence. Able to contribute effectively across all business activities. Politically astute. Incumbents must have a high level of energy, be self-starters, confident, and stable in manner. Organised, able to prioritise and deliver within high-pressure, business-critical environments.
Circumstances
Incumbents will be required to travel on occasions to support operational delivery and participate in training and business review. Some overnight stays may be needed.
