The Client My client is a professional roofing and external works contractor who takes care of everything that is involved in external works. They are a well-established company with qualified and fully insured employees that have been with the company for many years. They have been providing construction services for residential and commercial properties across the Milton Keynes area since 1978. The role They are looking for a time served Contracts Manager on a permanent basis. The ideal candidate will have refurbishment experience on pitched roofing with some flat roof knowledge. This is a project-based role with 4 days on site and 1 day in the office. Duties and Responsibilities Daily Reporting and Tasks: Site Visits & Supervision Visit key project sites, ensuring all activities are proceeding according to schedule and specifications. Conduct a morning and late-afternoon site check, verifying that all teams are fully briefed and that tasks are on track. Supervise material management, ensuring correct handling and movement from the compound to work areas, and conduct random audits to check inventory accuracy. Labour and Work Status Update Collect and consolidate updates from Site Supervisors regarding daily labour on site, jobs started, ongoing work, and jobs completed. Ensure any labour shortages or issues affecting progress are escalated to the Operations Manager. Safety & Quality Compliance Review Vision reports and verify that pre-start and ongoing work reports are completed and documented, including photographic evidence of key installations. Ensure that all operatives are adhering to health and safety standards, providing daily status updates to the Operations Manager. End of Day Summary Report Submit an end-of-day summary to the Operations Manager covering site activities, labour on site, job progress, and any incidents or issues. Highlight any deviations from the project schedule or unexpected challenges, and propose immediate actions to address them. Weekly Reporting and Tasks: Team Coordination and Site Inspections Attend weekly project meetings with the Operations Manager to discuss site progress, project challenges, and resource planning. Coordinate with Site Supervisors to ensure daily site visits are being completed and issues are being addressed. Conduct detailed site inspections with clients to verify the quality of work, specifically checking key items such as gutter installations and insulation. Budget and Resource Management Review the weekly labour and materials cost against budget forecasts. Identify any discrepancies and report to the Operations Manager. Ensure that subcontractor and supplier performance is meeting expectations, and report any delays or concerns. Safety and Compliance Audit Verify that all safety measures, including RAMS (Risk Assessments and Method Statements), are being followed on-site. Report on compliance and any observed risks. Ensure that the SHEQ Supervisor has completed a safety audit and that results are communicated to the team for follow-up. Client and Stakeholder Engagement Report weekly client interactions and highlight feedback or issues raised by the client that may need addressing by the operations or technical teams. Monthly Reporting and Tasks: Project Performance Review Compile a detailed monthly report for each refurbishment project, including progress against timeline, budget adherence, labour utilisation, and safety compliance. Attend monthly management meetings to present project updates, key challenges, successes, and areas for improvement. Forecasting and Planning Prepare a monthly forecast for resource allocation (labour, materials, and equipment) based on project pipeline and expected start dates. Discuss any potential project delays or resource shortages with the Operations Manager and propose mitigation strategies. Financial Reporting Compare actual costs versus projected costs for labour, materials, and subcontractors. Highlight any significant variances and provide explanations. Review the profitability of projects and ensure that any risks affecting profitability are clearly communicated to the Operations Manager. Training & Development Assess the performance of operatives and identify training needs. Ensure that training sessions are coordinated with the Operations Manager to address skill gaps. Report on training completed within the team, including toolbox talks, skill development sessions, and any compliance-related training. Client Satisfaction and Quality Assurance Provide a monthly summary of client satisfaction metrics, covering feedback from site visits, quality inspections, and overall communication. Ensure that all snagging lists and quality issues are logged and followed up on until completion, reporting any outstanding items to the Operations Manager.
