Job Title: Asset Management Analyst
Business Title: Senior Associate

An exceptional opportunity exists to join our vibrant and innovative UK Equity Asset Management team as a Senior Associate, where you will play a pivotal role in managing a diverse portfolio of buildings primarily in the Office, Logistics, and Industrial sectors. Complementing the current team of four asset managers, this exciting role involves assisting with the creation and execution of strategic business plans, collaborating with dynamic teams to deliver cutting-edge developments, leasing space, creating value, enhancing ESG impact, and using analytical skills to closely monitor performance.
You will need to have a solid understanding of financial modelling and asset management, along with some experience of the leasing and marketing process. Additionally, you will be at the forefront of our commitment to ESG principles by driving initiatives that make a positive impact on the environment and communities. Development/refurbishment experience would be advantageous but is not a pre-requisite.
Main Responsibilities:
1. Conduct financial modelling and analysis to support asset management initiatives and decision making.
2. Monitor and report on asset performance, budget v actual analysis, and identifying opportunities for improvement.
3. Assisting the UK Transactions team on the underwriting of acquisitions and due diligence, financing, annual hold/sell analysis and disposals.
4. On-boarding of any new assets acquired, ensuring a smooth handover from the Transaction team.
5. Assist the Portfolio Management team by providing information required within their Fund reporting.
6. Help with the creation of comprehensive business plans to enhance asset value and performance.
7. Assist with the execution of business plans on UK assets across Office, Logistics, and Industrial sectors. There may also be some exposure to our Residential/Living portfolio, but experience of the residential sector is not essential.
8. Collaborate with our development partners to deliver new developments and refurbishments and monitor asset performance.
9. Provide statutory insights and knowledge to ensure compliance and effective asset management.
10. Help the team to develop and implement leasing and marketing strategies to maximise asset value by appointing and working with external advisors.
11. Management of downstream services such as property managers and insurance brokers to ensure optimisation of credit control policies, service charges, business rates mitigation and operation of the assets.
12. Working closely with our ESG team to implement strategies in accordance with Barings’ objectives, policies and procedures.
13. Assisting with presentations to Investment Committee and current/prospective investors.
14. Work closely with internal and external stakeholders to achieve business objectives.
15. Assisting team with managing relationships with existing lenders to ensure compliance with covenants and appropriate sensitivity analysis undertaken.
Skills / Knowledge / Experience:
1. Detailed understanding of financial modelling and asset management principles.
2. Knowledge of leasing, and marketing strategies.
3. Some experience of the development/refurbishment process would be helpful but not essential.
4. Excellent quantitative and analytical skills with good attention to detail.
5. Knowledge of ESG initiatives and how to incorporate best practice at the asset level.
6. Ability to work both independently and in a team environment.
7. Enthusiastic and keen to learn, with a proactive approach to problem-solving.
8. Strong communication and interpersonal skills.
9. Creative and engaging with a broad range of skills and interests.
10. Experience gained preferably within a consultancy or within an Investment Management business or Property Company.
Qualifications:
1. A degree in a relevant field such as Real Estate, Finance, or Business.
2. At least 3-4 years of experience in asset management or a related field.
