The pay range for this role is “MA4: Up to £70,564* (including market supplement).” The maximum salary available for the role is £64,409, with a market supplement applied until 1 August 2025. After this date, when the University transitions to a new pay structure, the post holder’s salary will be adjusted to the corresponding point on the new scale, and the market supplement will no longer apply.

This position involves overseeing our extensive property portfolio, including managing lease obligations, property titles, Service Level Agreements (SLAs), and Landlord-Tenant relationships.
Key responsibilities include ensuring efficient management of service charges, negotiating licence alterations, and conducting data analysis to uphold a detailed property terrier. The ideal candidate will possess a profound understanding of property management, capable of leading intricate contract negotiations and offering strategic guidance to senior management.

Key Responsibilities:
* Property Portfolio Management: Oversee the University’s property interests, ensuring compliance with lease obligations, property titles, and Service Level Agreements (SLAs).
* Strategic Advisor: Act as the primary property specialist for the Estates and Facilities team and provide expert advice to the University’s Senior Management Team.
* Contract Negotiations: Lead complex negotiations for leases, service charges, licence to alter agreements, and other property-related contracts with external partners.
* Property Valuations & Lettings: Conduct property valuations, lettings, and operational reviews. Lead investment appraisals and the development of strategic business cases to inform major investment decisions.
* Management of Assistant Property Manager: Supervise and provide guidance to the Assistant Property Manager, ensuring effective support for property-related tasks.
* Data Analysis & Reporting: Perform regular analysis of property data, maintaining a robust property terrier, and reporting key information to senior management.
* Relationship Management: Develop and maintain strong relationships with internal and external stakeholders, including tenants, landlords, and contractors.
Skills & Experience:
* Proven experience in property management, particularly in a higher education or large-scale institutional setting.
* Strong understanding of lease management, landlord-tenant relationships, property titles, and service charge management.
* Excellent negotiation skills with a track record of managing complex property contracts.
* Ability to analyse property data and provide strategic advice based on investment appraisals and business cases.
* Leadership experience, including managing and mentoring a team.
* Strong communication skills, with the ability to engage effectively with senior management and external partners.
Qualifications:
* A relevant degree in Property Management, Real Estate, or a related field.
* Membership or working towards membership with a relevant professional body (e.g., MRICS) OR Chartered Engineer or equivalent.
