Role Summary:
The Technical Services Manager is responsible for managing the design, coordination, and installation of mechanical, electrical, and public health (MEP) systems on commercial fit-out projects. You will act as the technical authority, ensuring all services are fully integrated into the design and built to the highest standard, on time and within budget.
Key Responsibilities:
* Develop comprehensive Building Services Briefs across all fit-out projects, ensuring alignment with overall design and client requirements.
* Review M&E subcontractor proposals for compliance with brief, building regulations, and value for money.
* Monitor and advise on M&E costs to ensure all proposed solutions remain commercially competitive.
* Assess construction programmes for M&E works, providing feedback on lead-in times, sequencing, and procurement risks.
* Advise on validation of existing services; create and issue checklists for Project Managers and review submitted validation results.
* Review installation drawings from M&E subcontractors before handover to Project Managers for implementation.
* Provide responsive technical support to Project Managers during live projects—primarily remotely, with occasional site visits when required.
* Conduct site visits at key stages (e.g., midpoint) to assess and comment on the quality and compliance of M&E installations.
* Produce commissioning strategies and support Project Managers in review of testing, commissioning data, and handover process.
* Support client training sessions where needed, ensuring smooth system transition and understanding.
* Review and approve all final technical documentation including O&M manuals, as-built drawings, and commissioning certificates.
* Attend and contribute to client meetings, tenders, and preconstruction presentations with clear, confident technical input.
Requirements:
* Experience as a Technical Services Manager (or similar) within commercial fit-out, including both CAT A and CAT B projects.
* In-depth technical knowledge of mechanical, electrical, and public health systems.
* Proven ability to manage service coordination, validation, commissioning, and compliance.
* Strong commercial awareness and understanding of M&E budgeting and procurement.
* Working knowledge of relevant UK regulations and industry best practice (e.g., Building Regs, CIBSE, IET, CDM).
* Skilled in reading technical drawings, proposals, and coordination documents.
* Confident communicator with experience in client-facing and preconstruction environments.
* Proficiency with M&E design and coordination software (AutoCAD, Navisworks; Revit/BIM an advantage).
* Detail-oriented, organised, and capable of supporting multiple live and upcoming projects.
