Job Title: Maintenance Assistant
Overall Purpose of Job:
To carry out a range of maintenance related tasks to a high standard, in occupied and empty properties, in a courteous and polite manner and in accordance with the relevant safety regulations and organisational policies and procedures.

Main Responsibilities:
1. Ensure that the cleanliness, security & safety of our properties is maintained at all times.
2. To carry out cleaning activities to an agreed standard.
3. Cleaning & disinfecting internal areas, including toilets, kitchens & bathrooms.
4. Property & garden clearance and removal of the associated waste.
5. Strimming and cutting of gardens where required.
6. To carry out multi-skilled maintenance tasks as required to complete works effectively & efficiently, including:
7. Removal of items within the property to enable new ones to be fitted.
8. Replacing, refixing & repairing joinery items within properties, such as internal doors, skirting boards, floorboards, stairs, bannisters and kitchen units.
9. Painting & Decorating tasks in properties as instructed by the trade supervisor or the Empty Homes Co-ordinator/Area Manager.
10. Carrying out plumbing repairs to pipework & wastes where required.
11. Small plastering & bricklaying repairs to internal & external walls.
12. Repairs to external paths, including concreting & slabs.
13. Carry out repair or refixing of rainwater goods to properties.
14. Removal & renewal of small areas of floor & wall tiles.
15. Installation of items such as shower curtains, grab rails and other minor aids & adaptations to tenanted & empty homes.
16. Ensure that adequate stock levels are maintained to enable maintenance tasks to be completed in a timely manner.
17. To actively assist the Trade Supervisor to diagnose and carry out the required work within properties.
18. To assist with ensuring that materials are available, either pre works or whilst works are ongoing, to ensure that tasks are completed in a timely manner.
19. To carry out tasks in compliance with all the Health & Safety legislation and/or the organisations policies and procedures.
20. To be customer focused at all times and have the ability to communicate and interact with people at all levels.
21. To work with various forms of technology including an iPad to ensure tasks are deployed and completed correctly and efficiently.
22. The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongo's Safeguarding policies and procedures.
Knowledge, Skill & Experience Required:
1. Relevant trade qualifications in glazing/5 years glazing experience.
2. Experience of property repairs, construction techniques and maintenance work.
3. Knowledge in the use and maintenance of tools, plant and machinery relevant to the trade.
4. Good knowledge of Health and Safety at Work practices.
5. Ability to carry out dynamic risk assessments.
6. Understanding of COSHH regulations.
7. Customer Care orientated and dedicated to the provision of a high-quality service.
8. Full Driving Licence.
9. Basic IT skills.
