DEBRA is recruiting for a friendly, approachable, Commercial Property Manager to join our supportive team at our Head Office in Bracknell, Berkshire, with some home working optional.
You will join us on a Full Time, temporary 9 month FTC basis working 35 hours per week, earning a salary of up to £40,000 per annum.
About DEBRA
We are a national charity that supports individuals and families affected by Epidermolysis Bullosa (EB) – a painful genetic skin blistering condition which, in the worst cases, can be fatal.
Commercial Property Manager Main Activities
* Ensuring we have a modern fit for purpose estate that is well maintained and managed, reducing property occupancy costs, querying quotes, and finding the best cost-effective solutions.
* Act as main point of contact for all property-related queries from internal and external stakeholders.
* Oversee rent reviews and lease renewals with a focus on achieving sustainable, long-term agreements that benefit both the charity and the tenants.
* Undertake onsite visits to monitor the condition, identify remedial works, plan project works, and assess works in progress.
Personal Specification
* Proven ability to undertake responsibility for prioritisation, progress, and management of a variety of building-related projects; taking initiative as appropriate to meet competing demands and deadlines.
* Proven budget and cost management skills including the preparation and management of cost plans and cost planning techniques.
* Excellent working knowledge of standard forms of contract.
* Good communication skills with the ability to present information clearly, concisely, and appropriate to the audience.
* Ability to tactfully and professionally resolve property-related issues with appropriate stakeholders.
* Experience of working with contractors, landlords, and agents using negotiating, influencing, programme/project management, and monitoring skills.
* Experience of specifications, preparation of tender documentation, and contract administration processes.
Qualifications
* Professionally qualified RICS.
* Membership of a relevant professional body.
Good working knowledge of:
* Health & Safety Regulations.
* Asbestos legislation (including asbestos surveys in compliance with HSG 264 Asbestos).
* Planning Regulations.
* Building Regulations.
* Water Regulations.
