With full Sky and TNT Sports packages and numerous well-placed screens, it will be the go-to destination for catching all the live-action. The new operator will play a key role in promoting the pub to the wider community, ensuring that everyone can enjoy what it has to offer. Sports enthusiasts will love the addition of a darts board and pool table, making it an ideal spot for local teams and visiting clubs to experience true Ashton-under-Lyne hospitality. The pub will also host events and fundraising initiatives to give back to the local area.
Accommodation: Private accommodation is accessed through the bar area and comprises a landing, lounge, kitchen, three double bedrooms, and a bathroom. We will be investing in the private accommodation to make it a fantastic place for a family or couple to call home.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns takes care of all the running costs including rates, utilities, stock, and day-to-day running costs while you take home 18.5% of the net weekly sales, along with all employment costs relating to your staff and any council tax and TV license for the residential quarters.
All new operators have comprehensive free training as part of their agreement, including:
* 7 Steps to Sales Success Training Programme: Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
* E-Learning Training for you and your staff: Access to over 30 courses covering topics from Compliance, Health and Safety to Personal Development and Wellbeing.
BDM Vision: Michelle Ryan, our Business Development Manager, is looking for passionate operators who thrive in the heart of a community pub. Ideally, we seek a dynamic individual or couple ready to immerse themselves in community life. The new operator should implement a great rhythm of the week that includes darts and pool teams while maximizing the full paid-to-view sports package. Your skills must include commercial acumen and the ability to market and drive sales. We want someone dedicated to championing our community-first ethos while delivering outstanding hospitality and first-class operational standards.

Future Plans:
Annual Rent: This is our lowest rent figure associated with a Full Tie. Rent is billed and paid for weekly in advance depending on the payment terms agreed. On occasion, our Business Development Manager will discuss a startup rent which is discretionary to an individual pub.
Security Deposit: This sum will be held on your account and returned to you upon exiting the pub based on your final account balance and property condition. Our standard deposit is 25% of the headline rent; we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
Working Capital: This is a recommended amount required for day-to-day business running.
Stock: Valued by an independent valuer on the day you take over the pub, including unbranded glassware, unopened bottles, wines, spirits, and unopened kegs.
Fixtures & Fittings: Includes any item bolted to the floor or walls, and any free-standing or hung items.
Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee.
*Zero Business Rates: Based on small business rates relief being applied by the licensee occupying one property for commercial purposes. This applies only to pubs marked with an asterisk.
