The Senior Maintenance Technician is a key member of the maintenance team, responsible for all repairs, maintenance, and general upkeep of an assigned portfolio of complex residential and/or commercial rental properties. This individual also provides support, training, and oversight to assigned maintenance and/or janitorial staff as applicable.
Essential Job Responsibilities
1. Responsible for the accurate and timely completion of all maintenance work orders for the assigned portfolio.
2. Maintains or oversees the maintenance of grounds and common areas ensuring curb appeal of properties.
3. Maintains or oversees the maintenance of landscaping, which includes weeding gardens, mowing, raking, and general care of all assigned properties.
4. Ensures snow and ice removal (sanding, salting, snow blowing, and shoveling) protocols are carried out in a safe and timely manner throughout assigned portfolio.
5. Maintains properties following organizational standards, performing, assigning or hiring contractors as appropriate to make repairs involving carpentry, painting, minor drywall taping, locksmithing, minor plumbing (not requiring a license), minor electrical (not requiring a license), and related mechanical equipment.
6. Prepares vacant apartments for re-occupancy by repairing or replacing items.
7. Implements a preventative maintenance system for the assigned portfolio.
8. Responsible for equipment and supply management, maintaining building inventory and storage of equipment purchased.
9. Responsible for keeping records of all work done, invoices of materials purchased, and records of all approved equipment purchased.
10. Responsible for timely and accurate communication of work-order status with all parties as applicable, including but not limited to: the Regional Maintenance Manager, Associate Director of Maintenance, Quality Maintenance Manager, Maintenance Coordinator, Property Managers, tenants, and/or others.
11. Maintain knowledge of applicable building codes, including minimum housing codes and Section 8 housing quality guidelines.
12. Participates in on-call rotation, responding to emergency calls during and after normal business hours.
13. Provide general assistance to the maintenance and property management departments as needed, including transporting equipment or tools between sites, delivering notices, and providing backup coverage for the Regional Maintenance Manager, Quality Maintenance Manager, Maintenance Coordinator, or Associate Director of Maintenance as requested.
14. Provide supervision, coaching, and/or training of junior staff as applicable under the direction of the Regional Maintenance Manager.
15. Ability to operate basic machinery and hand tools.
16. Other duties as required and/or assigned.
Job Specifications
1. A minimum of 3 years experience working in residential property maintenance, carpentry, plumbing, heating, or other related trades required. Customer service experience is strongly preferred.
2. Certification in natural gas installation, lead-based paint essential maintenance practices, and fair housing are strongly preferred.
3. Experience supervising, training, and/or coaching others is strongly preferred.
4. Strong communication, prioritization, organization, self-motivation, and planning skills.
5. Familiarity with and ability to use computers and mobile device applications.
6. English fluency is required. Additional fluency is a strong plus.
7. Positive attitude and strong work ethic are required.
8. Must be committed to social justice, equity, and CHT's membership-based model of community-controlled and permanently affordable housing.
9. Occasional travel to meetings and seminars may be required.

1. Perform minor carpentry work, patching and painting, drywall, cleaning, glazing and replacing windows, minor plumbing, and electrical repairs.
2. Use all applicable computer and technology applications related to property maintenance and property management proficiently.

4. Communicate clearly, professionally, and effectively with customers, coworkers, contractors, and members of the public.

7. Write routine reports and correspondence.
8. Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
9. Diffuse conflict and remain calm and professional in high-pressure situations.
10. Apply concepts of basic algebra and geometry.
11. Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
12. Identify and solve problems involving several concrete variables in complex situations.
