Job Profile
Your role will revolve around overseeing residential properties and promptly addressing maintenance needs like raising rent demands and preparing client reports while ensuring compliance with legal requirements. You’ll facilitate property transitions, insurance data for renewals, and seek opportunities to enhance client satisfaction. With proactive problem-solving and effective communication, you’ll maintain high standards in property management operations.
Duties:
* Oversee the management of residential property portfolios.
* Ensure maintenance issues are addressed.
* Liaise with contractors, suppliers, and building surveyors as necessary.
* Maintain accurate data on the property management system.
* Ensure timely and accurate raising of rent demands.
* Prepare and issue client reports in accordance with agreed timescales.
* Adhere to relevant legislative requirements and industry standards.
* Monitor and manage rent collections.
* Facilitate the transition of properties in and out of management.
* Uphold company standards and requirements in all work activities.
Skills & Experience:
* 2 years minimum experience as a Residential Property Manager.
* Ideally hold an ARLA Property Mark qualification.
* Ideally knowledgeable and proficient with Alto software.
* Strong organisational skills for managing multiple properties efficiently.
* Excellent communication abilities for liaising with tenants, landlords, and contractors
* Attention to detail to ensure accurate record-keeping and compliance with regulations.
* Problem-solving skills to address maintenance issues and resolve tenant disputes effectively.
* Financial acumen for managing budgets, rent collections, and service charge reconciliations.
* Customer service orientation to provide prompt and satisfactory responses to tenant inquiries and concerns.
* Adaptability to handle unexpected challenges and changing priorities in a dynamic property management environment.
Hours of Work
* 5 Days Per Week
* Monday – Friday: 9am – 6pm
* 1 or 2 Saturdays p/m on rotation (Lieu Day given during the week)
* Saturdays: 9:30am – 3:30pm
