Location:
Based in Worcester, with a portfolio covering areas such as Melksham, Solihull, and Coventry. Flexible working options are available, with site visits scheduled approximately every 6–8 weeks.
Role Summary:
The company is seeking an experienced Property Manager with block management expertise to oversee a portfolio of 400 residential units. This role requires a strong understanding of service charge budgets, compliance, and Section 20 processes. You will have the autonomy to manage your portfolio while being part of a collaborative and supportive team.
Key Responsibilities:
1. Oversee the management of residential blocks and estates, ensuring all properties are compliant with regulatory standards and maintained to a high standard.
2. Prepare and manage service charge budgets, including reconciliation and communication with leaseholders.
3. Handle Section 20 consultations and coordinate major works.
4. Conduct regular site visits to monitor property conditions, contractor performance, and ensure compliance.
5. Develop and maintain positive relationships with leaseholders, tenants, landlords, and contractors.
6. Plan and manage maintenance schedules, repairs, and property upgrades.
7. Handle the onboarding of new developments into the portfolio.
Ideal Candidate Profile:
Required Qualifications and Skills:
1. Proven block property management experience is essential.
2. Strong knowledge of service charge budgets, including preparation and reconciliation.
3. Experience with Section 20 processes and compliance requirements.
4. Proficient in property management systems such as Qube, MRI, or similar tools.
5. Excellent understanding of property-related legislation, particularly leasehold management.
Preferred Qualifications:
1. Membership in professional bodies such as IRPM (Institute of Residential Property Management).
2. Strong financial acumen with experience in cost forecasting.
