Operations Supervisor
Job Description Summary
The operations supervisor’s primary responsibility is to provide operational and technical service support. The operations supervisor will provide training, troubleshooting advice, support, and guidance to Maintenance Workers at the property and ensure the property is being maintained in a safe and environmentally responsible manner. The candidate must be detail oriented, proactive and should be able to work independently in a fast-paced environment, which requires a strong team-player approach.
Key Responsibilities
1. Conduct/ coordinate daily inspections of the property to identify maintenance issues and safety concerns
2. Oversee preventative maintenance and repairs of general maintenance, including but not limited to interior and exterior building components, HVAC, plumbing, lighting, electrical, elevating devices and life safety systems
3. Monitor performance of building systems and troubleshoot where applicable
4. Coordinate and schedule PM activities and daily tasks for Maintenance staff
5. Coordinate, assist and oversee the work performed by various trades/contractors/vendors
6. Assist with overseeing the quality and productivity of contracted janitorial services, including inspections as required
7. Respond to applicable maintenance requests by tenants in a timely manner
8. Maintain an up-to-date inventory of all equipment, tools, parts and supplies
9. Assist Operations Manager with Tags and Angus Preventive Maintenance programs
10. Assist with maintenance and tracking of all Fire & Sprinkler system inspections
11. Assist with the preparation of the annual Operations Budget
12. Actively recruit and train new team members as required
13. Provide maintenance with required training, resources, managerial support and guidance
14. Foster relationships with customers, tenants, suppliers, staff and co-workers
15. Motivate, direct, and evaluate all direct reports through regular formal and informal discussions, including but not limited to yearly goal setting and evaluations.
16. Be on call for emergencies and call outs and actively manage and guide maintenance staff on evenings and weekends as required
17. Organize and maintain operations work areas and storage rooms
18. Other duties and special projects as assigned
Technical Qualifications
1. Minimum high school diploma or equivalent
2. Completed or working towards 5th class power engineer ticket
3. Basic PC skills
4. Basic knowledge of and demonstrated ability with mechanical, plumbing, electrical and HVAC systems, as well as construction and health and safety requirements
5. Familiar with various maintenance programs (I.e. Preventive Maintenance, Energy Consumption and Building Automation Systems)
The compensation for the position is: $63,750.00 - $75,000.00
